External mastic near Lennie

About our external mastic in Lennie

On houses, flats and commercial buildings across Lennie, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We work on brickwork movement joints, copings & trims and concrete & block, and people most often call us about leaking joints around cladding and façade panels and plants rooting in failed movement joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Big or small, it’s backed by our 12-month guarantee in Lennie and across Edinburgh.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Don’t let climbing plants root in the sealant
  • Check external joints each spring
  • Tell anyone working on the walls about the movement joints
  • Act on the first splits you see

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Damp that is not coming from the joint
  • Subsidence or other structural problems
  • Adding movement joints to masonry that has none

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Joints between brick and frames
  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block

Leave it or put it right?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

What we do, step by step

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours to a few days, depending on the length of joint and the access from start to finish. Around Lennie, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Lennie buildings and the weather

Lennie is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Letting a property close to Edinburgh Gateway station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. Schools such as Craigmount High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

FAQs for Lennie

Does the coastal weather in Lennie affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like Lennie?

Yes, Lennie is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Where do you work from?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

How much does external mastic cost in Lennie?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

When to call us in Lennie

Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

If you can see any of these, it’s time to have the joints looked at:

  • Failed sealant between panels on a façade
  • Movement joints filled with mortar instead of sealant
  • Plants rooting in failed movement joints
  • Damp patches traced to an open external joint

Historic houses such as Caroline Park, about 4.1 miles north-east, show how far back building around Lennie goes, and older homes nearby need a sealant that suits their walls.

What to look for in a quote

  • Which colour the sealant will be
  • Is the old sealant removed completely?
  • How long to leave it before use
  • Who turns up on the day

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
