Need external mastic in Cammo?

External mastic for homes and businesses in Cammo

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We work on render & cladding joints, concrete & block and joints between brick and frames, and common reasons people get in touch are gaps where render, brick and frames meet and water getting into walls through failed joints.

Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. Around Cammo, as anywhere, those joints dry out and crack over time, letting water behind the face of the building.

There’s a 12-month guarantee on every job.

What affects the cost of external mastic

Call for a quick quote. The main things that affect it are:

  • How much there is to do
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • Access and height

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Asking for a quote

To help us quote quickly, let us know:

  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.

What we can’t put right

It helps to know what we cannot do too:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracking across the wall rather than at a joint
  • Movement that’s more than a sealant joint can take

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Joints and surfaces we work on

  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims
  • Façade panels
  • Render & cladding joints
  • Concrete & block

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Have failed joints looked at early
  • Wash walls gently around the sealant
  • Tell anyone working on the walls about the movement joints
  • Fix overflowing gutters above sealed joints

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Act while the splits are small. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

Surface by surface

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.

Why deal with it now?

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • You choose the colour before work begins
  • 12-month guarantee on every job
  • Anti-fungal silicone where joints get wet
  • Sealant colour chosen to suit

External mastic in Cammo: local notes

Cammo is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. Your title deeds say which parts are shared.

Caroline Park, about 3.3 miles north-east, is one of the historic houses in the wider area around Cammo, and older homes nearby need a sealant that suits their walls. If you look after a building such as Craigmount High School, its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Edinburgh Gateway station, outside joints that have cracked can let damp into a rental, so check them between lets.

FAQs for Cammo

Can you help a landlord with a rental near Edinburgh Gateway station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Does the coastal weather in Cammo affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

When will the joints need doing again?

It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Is there a guarantee?

Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses and we’re fully insured.

How the visit works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. Parking in city streets around Cammo can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Mention any sign-in or site rules at work premises
  • Clear the area around the work

Advice

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
