New-build mastic & snagging in Cammo, Edinburgh
Plot mastic for developers and snagging failed sealant in new homes for homes and businesses in Cammo and across Edinburgh. Fully insured, ARBOMaster approved and guaranteed for a year.
- Sealant that never bonded to the surface
- Internal frame sealant that has split
- Messy sealant that spoils new finishes
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
About our new build mastic in Cammo
Snagging sealant properly means taking the failed bead out completely. New silicone will not bond to old silicone, so it all comes out before we clean, dry and reseal. If you are dealing with sealant that never bonded to the surface and messy sealant that spoils new finishes, we can put it right, on plot handovers, kitchens and skirting & floors alike.
Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Cammo, we cover those floor joints as well as plot mastic for developers.

What else we do in Cammo
How it works
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the number of plots. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Cammo, it helps to know the floor, the door entry arrangements and the nearest parking.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely, with no layer left behind.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
Getting ready for the visit
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
- Mention any parking rules near the property

Leave it or put it right?
It often makes sense to do all the sealant items on a snagging list together. You get one visit and one clear quote to plan around. Private landlords in Cammo must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Quotes for new build mastic in Cammo
We quote each job individually. These are the things that affect it:
- When we can work, for business premises
- The old material and how stubborn it is
- How much there is to do
- Whether there’s mould to deal with
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Where the property is
- Photos by email, if that’s easy
- Roughly how big the job is
- Access, such as stairs, a lift or height
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.
When to call us in Cammo
Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint.
These are the problems we’re asked about most:
- Shower seals failing in the first year or two
- Frame joints opening as the plaster dries
- Beads laid onto grit and dust from the build
- Untidy sealant flagged on a snagging list
If you’ve bought a new home near Edinburgh Gateway station, the sealant around baths, showers and frames is worth checking in the first year or two.
What your quote should include
- Whether VAT is included
- How the colour is chosen
- What happens if they find a problem under the old sealant
- How the surfaces are prepared before sealing
Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Raise failed sealant with the developer while you’re covered
- Keep water off fresh sealant until it has cured
- Clean sealant with mild detergent, not abrasives
- Get a leaking seal dealt with right away
Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
Common questions in Cammo
Is new build mastic in Cammo guaranteed?
All our work, in Cammo and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Is Cammo in your area for new build mastic?
Yes, Cammo is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Who should fix failed sealant in a new build?
While the snagging or warranty period runs, the builder should be your first contact. If they’re slow or the fix doesn’t last, we can help.
Do you do commercial work?
Yes. We can plan bigger jobs in stages to suit the site.
Why does sealant fail so quickly in new builds?
New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.
