Sand mastic for Braepark homes and businesses

How we handle sand mastic in Braepark

Across Braepark, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. We are often asked to deal with draughts and rain around sash boxes and gaps between timber frames and stone or brick, across period & listed homes, timber door frames and stone surrounds.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, and plenty still have them. Whether you’re in a tenement flat or a house in Braepark, the joint between frame and wall is what keeps the weather out.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Your questions about sand mastic in Braepark

I let a flat near Edinburgh Gateway station. Can you help?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Is sand mastic in a coastal place like Braepark any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

How do I get a quote for sand mastic in Braepark?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can old silicone round a sash window be swapped for sand mastic?

Often, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.

The stone is treated with care when the old mastic comes out.

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. The method is the same as for windows.

Frames and glazing around Braepark

Braepark is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Historic houses like Caroline Park (about 2.8 miles north-east) are a reminder that the area around Braepark has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Caroline Park, about 2.8 miles north-east, is one of the historic houses in the wider area around Braepark, and older homes nearby need a sealant that suits their walls.

Why it’s worth doing now in Braepark

Draughts round a sash window aren’t always the sashes. Open mastic joints round the box can let air in, and renewing the mastic closes them. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Braepark, damp can travel a long way before it shows.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

When to call us in Braepark

Paint, silicone or cement used over old mastic causes problems. They don’t suit the joint and we normally remove them.

Signs it’s time to call us include:

  • Mastic that needs renewing before redecorating
  • Old cement repairs round a window that have failed
  • Silicone on a period window that looks wrong
  • Draughty sash windows at the surround

For site and facilities teams at buildings such as Craigmount High School, larger buildings have plenty of frames, and the mastic around each one ages.

What to look for in a quote

  • What product goes in the joint
  • Whether all the old sealant comes out first
  • How the colour is chosen
  • The length of the guarantee

Looking after it afterwards

After the cure time, these simple habits help:

  • Inspect the joints round the windows every year or so
  • Don’t run silicone over sand mastic
  • Leave the new mastic unpainted
  • Go gently near the mastic when preparing windows

Do not run silicone over the new mastic. If you see a crack, ask us to take a look rather than patching it.

Small cracks are a sign the mastic is ageing. Renewing it then is simpler than waiting until it falls out.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a single window, longer for several, depending on the size of the job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Braepark, tell us the floor, how the door entry system works and where we can park nearby.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • Move anything stored near the joints

Advice

What we cannot put right

To be straight with you, there are a few things sealant will not fix:

  • Sashes that need overhauling
  • Putty and glazing repairs
  • Whether work needs listed building consent

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Brick reveals
  • Period & listed homes
  • Sash and case windows
  • Timber door frames
  • Stone surrounds
  • Tenement windows

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
