Floor joint sealing for homes and businesses in Cammo

Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is usually the better choice, which isn’t made to be painted. Typical jobs include gaps at thresholds between rooms and grout used at the floor edge instead of sealant, on concrete floor joints, wet room & bathroom floors and thresholds.

Scotland’s cities are still adding new flats and houses, and new-home owners often find sealant snags in the first year or two.

A one-year guarantee comes as standard, so you are covered after we’ve gone.

Floor joint sealing around Cammo

Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Schools such as Craigmount High School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

FAQs for Cammo

What guarantee comes with floor joint sealing in Cammo?

All our work, in Cammo and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can you help a landlord with a rental near Edinburgh Gateway station?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you seal floor joints in bathrooms and kitchens?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone, colour-matched where it shows.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Why has a gap opened under my skirting?

Movement from drying timber and settling floors. Rigid fillers split, so we use a flexible sealant.

Will there be a smell?

Some sealants have a smell while they cure. Opening a window helps.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

How the job changes by surface

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. Grout at the edge is removed and replaced with sealant.

Concrete floor joints

Hard wheels break down the edges of open joints. A sealed joint protects the edges and stops debris collecting.

Why deal with it now?

An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges before they need a bigger repair. Private landlords in Cammo must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

The process

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a morning or an afternoon for most homes. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Cammo, tell us the floor, how the door entry system works and where we can park nearby.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Mention any tricky access
  • Let us know about earlier repairs to the joints

What we’re called out for in Cammo

When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, where a flexible joint should have been.

The most common problems we see are:

  • Floor edges that trap water and grime
  • Open joints around bathroom floor edges
  • Grout used at the floor edge instead of sealant
  • Tiled floors with no room to move

Rented homes near Edinburgh Gateway station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What to look for in a quote

  • Is the old sealant removed completely?
  • How hidden problems are handled
  • How much experience the applicator has
  • How the surfaces are prepared before sealing

Choosing a sealant specialist

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Vacuum floor joints regularly to stop grit building up
  • Keep heavy wheels off new concrete joints until cured
  • Check the sealant is paintable before decorating
  • Avoid caulk in bathrooms and kitchens

Check the joints after the first winter. If anything has opened, it’s easy to reseal before they spread.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
