Trusted floor joint sealing in West End

Floor joint sealing in West End

Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone. If you have grout cracking in a straight line across a floor and floor edges that trap water and grime, we can help, on skirting boards, tiled floors and commercial floors alike.

Scotland’s cities are still adding new flats and houses, and in new homes, sealant and floor joints are often among the first snags, in West End as anywhere.

Your job is guaranteed for a year, as with all our work.

Common problems we fix in West End

Concrete floor joints break down when traffic runs over open or failed joints. Hard wheels damage the joint edges until the joint widens.

These are the problems we are asked about most:

  • Chipped and open joints in warehouse floors
  • Open gaps along the bottom of skirting boards
  • Gaps at thresholds between rooms
  • Skirting caulk that keeps splitting

For site and facilities teams at buildings such as St Mary's Music School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What your quote should include

  • Whether they’re fully insured
  • Is VAT in the price?
  • When the joint can take water or movement
  • Whether all the old sealant comes out first

Questions from West End

Is West End in your area for floor joint sealing?

Yes. Our work covers the whole of Scotland, and West End is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Haymarket station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Is the work guaranteed?

Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.

When can I walk on the floor?

We will tell you before we leave. It depends on the sealant, and light foot traffic is normally fine before wet cleaning or wheels.

Do you seal floor joints in bathrooms and kitchens?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone.

How long does the job take?

Typically it takes a few hours for most rooms, longer for large commercial floors. Larger jobs naturally take longer, and we will say how long yours will take.

Do you work on commercial floors?

Yes, from warehouses and units to offices and shops. We can plan around your opening times, and out-of-hours work can be arranged.

Do you use a paintable sealant?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone will not take paint, so it’s kept for wet areas and unpainted joints.

How the job changes by surface

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint where it suits the floor.

Thresholds

Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible and neatly finished.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Mark off resealed joints in warehouses
  • Keep dirt out of the joints
  • Ask before painting over a sealed joint
  • Use furniture pads near skirting

Keep off the joint for the time we give you. Light foot traffic is normally fine sooner than wet cleaning or wheels, and we will tell you both.

A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and the edges sound.

Joints and finishes in West End homes

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Rented homes near Haymarket station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies. Community buildings like 12 Palmerston Place Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In West End, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied and smooth it.
  5. We check the joints and explain the aftercare.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Why act early in West End

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job. For landlords in West End, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

Honest limits

  • Leaks from a failed tanking system
  • Bouncy or failing floorboards
