Surface by surface

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

How we handle bathroom resealing in Gogar

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for leaks into the floor or ceiling below and gaps between the worktop and the wall, on sinks & splashbacks, kitchen worktops & upstands and wet rooms.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

All our work comes with our 12-month guarantee.

Questions from Gogar

Do you cover smaller places like Gogar?

Yes. Gogar is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for hotels and guest houses in Gogar?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

What colours of sealant can you use?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep the fan on for a while after bathing
  • Use gentle cleaners on the silicone
  • Wipe up water along the back of the worktop
  • Keep scourers and sharp tools away from the bead

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Bathrooms and kitchens in Gogar

Gogar is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.

Homes close to Gogar Kirk include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Edinburgh Gateway station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Gogar is about 5 miles west of Edinburgh, in Edinburgh. We provide bathroom resealing to householders, landlords and businesses in Gogar and the surrounding area. Our Edinburgh coverage runs to 175 places, Gogar among them.

What affects the cost of bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • The number of rooms or windows
  • Which sealant suits the joint
  • Mould in or behind the old joints
  • The old material and how stubborn it is

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What we need to know

To make quoting easier, please include:

  • The address or postcode of the job
  • Whether it’s a home or a business
  • How we’d reach the joints
  • Pictures of the joints, sent by email

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

Common problems we fix in Gogar

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

The problems people normally mention when they call are:

  • Black mould in the silicone that will not clean off
  • A reseal done over the top of the old bead
  • Damp behind the bath or under the tray
  • Lumpy, uneven sealant from a DIY attempt

If you look after a building such as Craigmount High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What to look for in a quote

  • What the quote includes, VAT included or not
  • Whether they seal over old material or remove it
  • What the cure time is
  • What happens if they find a problem under the old sealant

Our hiring checklist

What happens if it’s left?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and the area is left clean. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Preparing for the visit

  • Let us know about parking restrictions
  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work
