New build mastic near Gogar

What affects the cost of new build mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • When we can work, for business premises
  • The type of sealant required
  • How many rooms, windows or areas are involved
  • The amount of work

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Any access issues, like height or stairs
  • The rough size of the job
  • The type of property
  • Pictures of the joints, sent by email

Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand.

New build mastic in Gogar

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly rather than sitting on a layer of grit. We work on kitchens, show homes and windows & doors, and the jobs we see most are gaps opening as the house dries out and settles and plot mastic for developers ahead of handover.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

Each job carries a 12-month guarantee, large or small.

What we do, step by step

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes anything from a few hours to several days, depending on the number of plots. Somewhere like Gogar may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Mention any parking rules near the property
  • Clear the area around the work

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Wipe joints with warm soapy water
  • Use the extractor fan every time you shower
  • Get a leaking seal dealt with right away
  • Wait for the cure time before using a resealed shower

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing to help keep mould away.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak.

Landlord and commercial work in Gogar

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

Honest limits

We will always be straight with you, so here’s what new sealant will not do:

  • Cracked trays, tiles or worktops
  • Baths and trays that move too much for sealant to cope with
  • Disputes or warranty claims with your builder

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Why act early in Gogar

Small cosmetic gaps can wait for the house to settle, but water getting through cannot. If you’re unsure which you have, send an email to info@mrmastic.co.uk with pictures. In a place like Gogar, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.
