Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • A sagging or failing conservatory roof
  • Condensation trapped between two panes
  • A broken pane or roof panel

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Glazing silicone for homes and businesses in Newbridge

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone that’s suited to glass and the frame, and we tool it to a neat, even finish. If you are dealing with rooflight joints letting water in and shower screens leaking along the wall or tray, we can help, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Questions from Newbridge

Is Newbridge within the area you cover?

Yes. Newbridge is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Edinburgh Gateway station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can I choose the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do you have insurance?

Yes. Mr Mastic is fully insured.

How much does glazing silicone cost in Newbridge?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It usually takes anything from an hour or two to most of a day, depending on the size of the job. Outdoor work around Newbridge depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Mention any leaks or damp you’ve noticed

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Keep conservatory gutters clear of leaves
  • Keep scrapers and blades away from the silicone
  • Open vents or windows to let moisture out
  • Squeegee the shower screen after each use

Follow the cure time we give you before the joints get wet. From then on, a mild glass cleaner is all it needs.

Conservatory leaks rarely stay small. Water runs along frames and down walls, so get it looked at when you first see it.

Newbridge homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

For site and facilities teams at buildings such as Clifton Hall School, its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Edinburgh Gateway station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Work for landlords, hotels and businesses

When to call us in Newbridge

Shower screen silicone gets wet every day. Mould grows into the bead and the joint starts to lift.

People normally contact us after spotting something like this:

  • Sealant that was laid over old silicone and failed
  • Conservatory leaks at frame and glazing joints
  • Water running down inside the glass
  • Mouldy sealant around glass panels

If you live in an older home near Kirkliston Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What your quote should include

  • Whether VAT is included
  • How long the guarantee is
  • Which colour the sealant will be
  • How hidden problems are handled

How to choose a mastic man

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What affects the quote in Newbridge

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The amount of work
  • The product the joint needs

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.
