Need new build mastic in Newbridge?

What happens if it’s left?

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. In an older home around Newbridge, damp from a failed joint can get into timber and plaster.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

New build mastic in Newbridge

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks rather than sitting on a layer of grit. Common call-outs are for untidy sealant flagged on a snagging list and skirting joints opening in the first winter, on plot handovers, kitchens and skirting & floors.

For a place like Newbridge, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • A tray or bath that isn’t properly supported, until it’s fixed
  • Deciding who is responsible under a builder’s warranty
  • Plumbing faults behind the sealant

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Bathrooms & en suites
  • Plot handovers
  • Kitchens
  • Show homes
  • Skirting & floors
  • Windows & doors

Aftercare tips

Aftercare is simple:

  • Avoid running a DIY bead over the old one
  • Open a window or run the fan after bathing
  • Put sealant faults on your snagging list early
  • Act quickly if a seal starts to leak

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it, which can damage the surface.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

FAQs for Newbridge

I let a flat near Edinburgh Gateway station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Is Newbridge within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

How do I get a quote for new build mastic in Newbridge?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What information do you need?

Let us know what needs doing and where. If we need more, we’ll ask.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

How long does new build mastic take?

As a guide, most jobs take a few hours for most snagging lists, longer for a run of plots. Bigger jobs take longer.

What happens on the day

All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours in a single home. Outside jobs in Newbridge need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints
  • Mention any parking rules near the property

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What affects the cost of new build mastic

Your quote is based on your job. We look at:

  • Any mould that needs treating
  • The amount of work
  • Any working-time requirements on site
  • How easy the joints are to reach

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Helping us quote

When you call or email, it’s useful to know:

  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Where the property is
  • If someone has resealed it before

For new build mastic in Newbridge, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before work begins.

Common problems we fix in Newbridge

On many sites, sealant goes on in the final rush before handover. Joints are not always cleaned of dust or primed, and the sealant sits on grit instead of the surface.

Signs it’s time to call us include:

  • Cracked caulk along new skirting
  • Plot mastic for developers ahead of handover
  • Beads laid onto grit and dust from the build
  • Shower seals failing in the first year or two

For new homes near Edinburgh Gateway station, it’s worth checking the sealant early, while snags are still fresh.

Questions to ask before you book

  • What happens if they find a problem under the old sealant
  • Whether they’re fully insured
  • Whether VAT is included
  • Is the old sealant removed completely?
