How we handle new build mastic in Linburn

We work in new homes and on new-build sites across Linburn. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. If you’re dealing with cracked sealant around new window and door frames and sealant work across a run of new homes, we can put it right, on windows & doors, plot handovers and kitchens alike.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

There’s a 12-month guarantee on every job.

Landlord and commercial work in Linburn

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

How we quote for new build mastic

Your quote is based on your job. We look at:

  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • Access and height
  • Any mould that needs treating

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • Pictures of the joints, sent by email

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Raise failed sealant with the developer while you are covered
  • Do not wait for the house to settle if water is getting through
  • Avoid scourers and strong chemicals on sealant
  • Watch for new gaps as the house dries out

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing so moisture does not sit on the sealant.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the number of plots. Somewhere like Linburn may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. Failed or untidy sealant is cut out completely.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height

Advice

When it isn’t the sealant

To be straight with you, there are a few things sealant will not fix:

  • Broken tiles or a split tray
  • Baths and trays that move too much for sealant to cope with
  • Cracking that points to a structural problem

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Questions from Linburn

Is Linburn in your area for new build mastic?

Yes. We work across all of Scotland, and Linburn is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Will you come out to Linburn?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Will you just run a new bead over the existing one?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

Should I go to my builder first?

Start with the builder if you are in the snagging or warranty period. Once that’s done, or if they will not put it right, we’ll cut it out and reseal it.

What happens if it’s left?

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it can’t bond to what’s underneath. A lasting seal starts with removing the old one completely. In a place like Linburn, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

What you get with us

  • Domestic, commercial and hotel work
  • White, clear, grey or another colour, product permitting
  • Colour picked to suit the job
  • Anti-fungal sanitary silicone in wet areas

Read our cost guide or customer reviews.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
