What glazing silicone looks like in The Wisp

The Wisp is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Managing a site like Castlebrae Community High School? Then the mastic around its windows and doors needs looking after like any other building’s. Homes close to Robin Chapel include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

The Wisp is about 3 miles south-west of Musselburgh, in Edinburgh. The Wisp gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. The Wisp is one of 175 places in Edinburgh we cover.

Every address in EH16, EH22 and EH15 is covered for glazing silicone. We cover properties on Aspen Road, Friary Road and Campion Road. Glazing silicone in The Wisp

Sealant on glazing does not last for ever. Sun, rain and movement wear it down and cracked joints let water in. Renewing it keeps glazing joints doing their job. Common call-outs are for leaks where conservatory glass meets the frame and new silicone smeared over old sealant, on shower screens, conservatory frames and glass-to-glass joints.

Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you’re in a tenement flat or a house in The Wisp, the joint between frame and wall is what keeps the weather out.

There’s a 12-month guarantee on every job, large or small.

Signs you need glazing silicone in The Wisp

Not every leak is a sealant problem: broken panels, roof problems and blocked gutters can all let water in. We find the cause before we seal anything.

The problems people usually mention when they call are:

  • Leaking glazing joints on a rooflight
  • New silicone smeared over old sealant
  • Water running down inside the glass
  • Failed joints on frameless glass

Letting a property close to Newcraighall station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.

What the job involves on each surface

Glass balustrade bases

The base joint is cut out and resealed. Glass fitting is a separate trade.

Conservatory frames

Conservatory frame joints are a common source of leaks. We cut out the old sealant and reseal.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Clear the conservatory gutters regularly
  • Wipe the screen down after showering
  • Get a new leak looked at quickly
  • Look over the glazing joints once a year

Check the joints once a year. Spotting a crack early means a simpler fix.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part, and we’ll tell you which.

Leave it or put it right?

A leaking joint will not fix itself. Left, water can mark floors, damage plaster and rot timber so early action saves a bigger repair. Scottish rain finds any gap around a frame or wall joint, and in The Wisp, damp can spread through stone and plaster before anyone sees it.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

The process

At the end, we look at the finished work together and explain the cure time. The work normally takes anything from an hour or two to most of a day, depending on the size of the job, depending on the size of the job. For a tenement in The Wisp, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

What we cannot put right

In fairness, some problems need a different trade:

  • Structural problems with a conservatory roof
  • Water coming through the roof rather than a sealant joint
  • Frames that have decayed or split

The Wisp questions

I let a flat near Newcraighall station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is glazing silicone in a coastal place like The Wisp any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

How long will you be here?

As a guide, most jobs take anything from an hour or two to most of a day, depending on the size of the job. Bigger jobs take longer.

Do the sealants smell?

Some sealants have a smell while they cure. Opening a window helps.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

Why not top up the existing silicone?

New silicone won’t bond to old silicone, so a top-up soon lets water through. We cut out the old sealant first.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

For anyone letting property in or around The Wisp, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.
