About our window mastic in The Wisp
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. If you are dealing with black, perished sealant on frames and draughty joints inside around the window, we can help, whatever the surface.
Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. In The Wisp, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.
There’s a 12-month guarantee on every job.

What we cannot put right
We will always be straight with you, so here’s what new sealant won’t do:
- Damp problems in the wall away from the window
- A door that needs adjusting, rehanging or new seals
- A failed sealed unit that has misted up
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Why act early in The Wisp
Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in The Wisp, damp can travel a long way before it shows.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

For landlords and businesses
We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
What affects the quote in The Wisp
The price is agreed before any work begins. It’s based on:
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
- Whether there’s mould to deal with
- Which sealant suits the joint
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The type of property
- The rough size of the job
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
Windows and doors in The Wisp
The Wisp is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Historic houses like Melville Castle (about 2.4 miles south) are a reminder that the area around The Wisp has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
Schools such as Castlebrae Community High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Newcraighall station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
The Wisp is about 3 miles south-west of Musselburgh, in Edinburgh. Every kind of property in The Wisp is covered for window mastic, old or new, large or small. Every job comes with our one-year guarantee. Across Edinburgh, we cover 175 places, and The Wisp is one of them.
Work in EH16, EH22 and EH15 works the same way as everywhere else we cover. You’ll find streets such as Aspen Road, Friary Road and Campion Road, and we cover them all. For rail, the closest station is Newcraighall station, about 1.3 miles north-east of the centre. What happens on the day
At the end, we look at the finished work together. The visit itself normally takes most of a day for a typical house, less for a few frames, depending on the size of the job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In The Wisp, it helps to know the floor, the door entry arrangements and the nearest parking.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Mention any parking rules near the property
- Plan for the work area to be out of bounds to pets and children
- Let us know about stairs, lifts or work at height

Advice
Do you need window mastic in The Wisp?
Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That is what backing rod is for.
Signs it’s time to call us include:
- Rain getting in at the frame or under the sill
- White mastic on grey or black frames
- Old mastic that has gone black or come away
- Draughts coming in around windows and doors
For an older house near a landmark such as Robin Chapel, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
What your quote should include
- Are they insured?
- Is the old sealant removed completely?
- What product goes in the joint
- How the surfaces are prepared before sealing

Questions from The Wisp
Does the coastal weather in The Wisp affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you help a landlord with a rental near Newcraighall station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Where are you based?
We work from Crawley. We cover The Wisp and the rest of Edinburgh, along with the rest of our area.
Can you seal over the old sealant?
No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Can you do several jobs on one visit?
Yes. Just list everything you need and you will get one quote.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do you seal inside as well as outside?
Yes. Indoors, we seal between the frame and the plaster or reveal.
Are you fully insured?
Yes. We’re fully insured.
