Trusted external mastic in The Wisp

External mastic for homes and businesses in The Wisp

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you have moss and dirt in joints with no sealant left and sealant pulling away from one side of the joint, we can help, whatever the surface.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. For a tenement in The Wisp, repairs to shared parts are normally agreed between the owners, often through a property factor.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Quotes for external mastic in The Wisp

Your quote is based on your job. We take into account:

  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • The size of the job
  • Mould in or behind the old joints

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What we need to know

You do not need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can
  • Where the property is

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.

What we do, step by step

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job usually takes a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. Inside a flat in The Wisp, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

Getting a quote

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

Advice

What we’re called out for in The Wisp

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.

Keep an eye out for any of the following:

  • Plants rooting in failed movement joints
  • Joints with sealant missing in places
  • Rigid filler in a joint that should flex
  • Leaking joints around cladding and façade panels

Schools such as Castlebrae Community High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Before you book anyone

  • Whether all the old sealant comes out first
  • When the joint can take water or movement
  • What preparation is included
  • Whether the sealant suits the joint

How to choose a mastic man

External mastic in The Wisp: local notes

The Wisp is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, and many buildings use a factor to arrange it. Your title deeds say which parts are shared.

For an older house near a landmark such as Robin Chapel, the joints between older walls, newer extensions and the roofline need a sealant that can move. If you let a flat or house near Newcraighall station, outside joints that have cracked can let damp into a rental, so check them between lets.

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Surface by surface

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Common questions in The Wisp

Can you help a landlord with a rental near Newcraighall station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Who arranges sealant work on the shared parts of a tenement in The Wisp?

The owners of the flats generally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

What information do you need?

Tell us what needs doing and where, with photos by email if possible. If we need more, we’ll ask.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you.

Do you work in The Wisp?

Yes, we do. The Wisp is part of the area we cover, and the service is the same as everywhere else.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

How long does external mastic take?

Most jobs take a few hours for a handful of joints, longer for a whole elevation. We will confirm how long when we quote.

Why act early in The Wisp

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Private landlords in The Wisp must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

Why us?

  • We leave the area clean and tidy
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Experience in homes, commercial sites and hotels
  • A choice of colours where the product allows
