Bathroom resealing in The Wisp

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We are often asked to deal with black spots spreading through the bead and water getting behind the bath panel, across shower trays & enclosures, basins & vanity units and wet rooms.

The Wisp is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Bathroom resealing in The Wisp: local notes

The Wisp is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

For site and facilities teams at buildings such as Castlebrae Community High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Newcraighall station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Robin Chapel, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we cannot put right

We will not take on work that will not last, so here’s what sealant cannot put right:

  • A tray or bath that’s cracked through
  • Damage behind the tiles that needs a tiler
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms

What affects the cost of bathroom resealing

Your quote is based on your job. We look at:

  • The old material and how stubborn it is
  • How much there is to do
  • Whether the work is at height
  • Mould in or behind the old joints

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Asking for a quote

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • The rough size of the job
  • What’s wrong with the joints now

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

What the job involves on each surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.

Common questions in The Wisp

I let a flat near Newcraighall station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do you cover The Wisp for bathroom resealing?

Yes. Our work covers the whole of Scotland, and The Wisp is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In The Wisp, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive

Landlords, agents and businesses in The Wisp

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

How to look after the new joints

After the cure time, these simple habits help:

  • Move toiletries away from the joint
  • Never pick at the silicone with a blade
  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
