Sand mastic for homes and businesses in The Wisp
We work across The Wisp renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. Typical jobs include window mastic to renew ahead of painting and a silicone bead on a sash window that spoils the look, across sash and case windows, tenement windows and brick reveals.
Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Natural stone around older windows needs a sealant that won’t mark or attack it, so acetoxy silicones, which can attack some stone, are best avoided.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Aftercare tips
A little care helps the new joints last. We recommend:
- Ask a joiner to look at soft timber first
- Check the mastic when you check the paintwork
- Keep sills and gutters clear so water drains away
- Sort the mastic before the decorators arrive
Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.
Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.
FAQs for The Wisp
Is sand mastic in a coastal place like The Wisp any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Who arranges sealant work on the shared parts of a tenement in The Wisp?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not, and we can quote for the factor or the owners directly.
Where do you work from?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels in The Wisp.
Should I check with the council before work on a listed or conservation-area home?
It’s best to ask your local planning authority first. Sand mastic is often favoured as like for like but the decision is theirs.
Do you cover The Wisp?
Yes. We work in The Wisp and the rest of Edinburgh. For a quote, email us at info@mrmastic.co.uk.
Should I use sand mastic or silicone?
That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames normally get a flexible sealant.
Can tenants book the work?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Why deal with it now?
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. In a tenement flat in The Wisp, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.

What sand mastic looks like in The Wisp
The Wisp is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Managing a site like Castlebrae Community High School? Then larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Newcraighall station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Quotes for sand mastic in The Wisp
For a quick quote, just ask. The main things that affect it are:
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- How easy the joints are to reach
- How many areas need sealing
The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Whether it’s a home or a business
- Roughly how big the job is
- Whether it has been sealed before
- What’s wrong with the joints now
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.
What we do, step by step
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a few hours for a single window, longer for several. Inside a flat in The Wisp, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- We start by checking each surround and agreeing the joints to renew.
- We rake out the old mastic and clean the joint.
- Large voids are packed out first, so the mastic is not too thick.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks

Common problems we fix in The Wisp
Most of it is simply age. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.
The most common problems we see are:
- Patchy fillers round a sash window
- Old sand mastic that has cracked, crumbled or fallen out
- Tired mastic found when preparing windows for paint
- Wind and rain getting in round a sash window
For an older house near a landmark such as Robin Chapel, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
