The Wisp Floor Joint Sealing
Floor joint sealing across The Wisp and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Cracked grout where a tiled floor needs a movement joint
- Perimeter joints in tiled floors filled with grout
- Skirting caulk that keeps splitting
For landlords and businesses
We also work for property managers and facilities teams. Several sites can go on one quote.
We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
How we handle floor joint sealing in The Wisp
Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. We’re often asked to deal with grout cracking in a straight line across a floor and dirt and water collecting in open floor joints, across skirting boards, concrete floor joints and commercial floors.
In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. Those joints, and plot mastic for developers, are part of the work we cover in The Wisp.
You get a 12-month guarantee, the same in The Wisp as everywhere else we work.

What happens if it’s left?
Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Getting that choice wrong is a common reason joints fail. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Joints and finishes in The Wisp homes
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Schools such as Castlebrae Community High School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. Rented homes near Newcraighall station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies. If you look after a church, hall or community building such as Robin Chapel, floor and skirting joints in halls and kitchens wear like any others.

How it works
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a morning or an afternoon for most homes in most cases. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in The Wisp, tell us the floor, how the door entry system works and where we can park nearby.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- The sealant goes in, chosen for the floor and coloured to suit it.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Clear the area around the work

Advice
Different surfaces, different methods
Wet room and bathroom floors
Floor joints in bathrooms take water every day. They’re sealed with a flexible, anti-fungal silicone.
Tiled floors
A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint if it’s in the right place.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Avoid sloshing water against skirting
- Keep dirt out of the joints
- Act on grout cracks that run in a straight line
- Mark off resealed joints in warehouses
Check the joints after the first winter. Small gaps at the ends can be touched up.
Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen.
Honest limits
It helps to know what we cannot do too:
- Water getting under the tiles from elsewhere
- Bouncy or failing floorboards
- Movement too big for a sealant joint
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Common questions in The Wisp
I let a flat near Newcraighall station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Is The Wisp in your area for floor joint sealing?
Yes. We work across all of Scotland, and The Wisp is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
How long will you be here?
That depends on the amount of work, but most jobs take a few hours, depending on the length of joint. We will tell you when we quote.
Do you work on commercial floors?
Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Let us know about the traffic and we will quote.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Is caulk good enough for skirting?
Caulk cannot cope with movement or water. Floor edges move through the year, so a flexible sealant suits them better.
When can I walk on the floor?
It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
