Floor joint sealing in Niddrie Mains

New homes and floors in Niddrie Mains

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Edinburgh, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

Schools such as Castlebrae Community High School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

How we handle floor joint sealing in Niddrie Mains

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors in a colour to suit. We work on concrete floor joints, wet room & bathroom floors and thresholds, and common reasons people get in touch are chipped and open joints in warehouse floors and tiled floors with no room to move.

In older Scottish city flats, floors are often timber over joists, with skirting joints that open and close with the seasons. In Niddrie Mains, a flexible sealant suits those joints better than filler.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How it works

The work is kept neat and contained to the joints we are treating. The job generally takes a morning or an afternoon for most homes. Inside a flat in Niddrie Mains, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can

When something else is needed

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Large cracks that need a surveyor
  • Failed waterproofing under a wet room floor
  • Subfloor problems that need a flooring contractor

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Skirting boards
  • Concrete floor joints
  • Wet room & bathroom floors
  • Commercial floors
  • Tiled floors
  • Thresholds

What happens if it’s left?

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Wind-driven rain gets into any failed joint on the outside of a city building, and in Niddrie Mains, damp can spread through stone and plaster before anyone sees it.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Keep heavy wheels off new concrete joints until cured
  • Do not fill floor joints with caulk where they move or get wet
  • Walk round the room once a year and look at the edges
  • Avoid sloshing water against skirting

Lift furniture rather than sliding it over sealed joints. Sharp edges can cut the sealant.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen and are harder to clean out.

When to call us in Niddrie Mains

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, where a flexible joint should have been.

The problems people usually mention when they call include:

  • Perimeter joints in tiled floors filled with grout
  • Skirting caulk that keeps splitting
  • Open gaps along the bottom of skirting boards
  • Failed joint filler in concrete floors

Rented homes near Brunstane station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

Questions to ask before booking

  • How the surfaces are prepared before sealing
  • Whether all the old sealant comes out first
  • What guarantee comes with the work
  • When the joint can take water or movement
