How the visit works

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Niddrie Mains, tell us the floor, how the door entry system works and where we can park nearby.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. The finished joints are checked and, where it’s safe, tested with water.

How to prepare

  • Move anything stored near the joints
  • Mention any tricky access
  • Mention any sign-in or site rules at work premises

Glazing silicone in Niddrie Mains, done properly

Glass, frames and walls all move at different rates, and the silicone between them takes the strain. When it cracks or lets go, water gets in. We cut it out and reseal with a glazing silicone suited to the joint. We work on shower screens, glass-to-glass joints and glass-to-frame joints, and people most often call us about black or yellowed silicone on glass joints and failed joints on frameless glass.

In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. For a flat in Niddrie Mains, access is the first thing to plan.

All of our work is guaranteed for twelve months, in Niddrie Mains and everywhere else we cover.

What happens if it’s left?

Fixing a leaking screen early protects what’s underneath. A small leak can reach the floor below before you notice. In a tenement flat in Niddrie Mains, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Combining jobs into one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.

Niddrie Mains homes and the weather

Niddrie Mains is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Managing a site like Castlebrae Community High School? Then larger buildings have plenty of frames, and the mastic around each one ages. Whitefoord House, about 2.4 miles north-west, is one of the historic houses in the wider area around Niddrie Mains.

Niddrie Mains is about 3 miles east of Edinburgh, in Edinburgh. Niddrie Mains gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Across Edinburgh, we cover 175 places, Niddrie Mains among them.

Every address in EH15 and EH16 is covered for glazing silicone, from the main roads to the quietest streets. Niddrie Mains: your questions answered

Is glazing silicone in a coastal place like Niddrie Mains any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

I let a flat near Brunstane station. Can you help?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Is the work guaranteed?

Our 12-month guarantee applies on all our work.

Can you fix a leaking conservatory?

It depends on the cause. Sealant joints we can renew but roof and panel problems need another trade.

How long before the joint can be used?

It depends on the product and the conditions. Before we leave, we will tell you the cure time.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Get a new leak looked at quickly
  • Wipe the screen down after showering
  • Clean glass with a mild cleaner and a soft cloth
  • Keep harsh solvents off the silicone

Do not use blades or scrapers near the bead when cleaning the glass. A soft cloth or sponge is best.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job compared with fixing water damage later.

How the job changes by surface

Rooflights

Rooflight leaks can come from the sealant or the roof. We check which it is.

Glass balustrade bases

The base joint is cut out and resealed. We do not install or replace glass.

When to call us in Niddrie Mains

Dirt and grease stop silicone sticking. Where the joint wasn’t cleaned and degreased the sealant may lift within a few years.

Any of these means the joints need attention:

  • Split or lifting silicone on glass
  • Leaking glazing joints on a rooflight
  • Glass-to-glass joints that have split
  • A quick top-up bead that didn’t last

For landlords with property near Brunstane station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.
