Regrouting in Niddrie Mains

Across Niddrie Mains, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. We’re often asked to deal with splashback grout that has darkened and grout in corners that has cracked, across bathroom floors, kitchen splashbacks and tiled floors.

In Scotland’s cities, including the area around Niddrie Mains, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Aftercare tips

So the new joints stay in good condition:

  • Do not use strong acidic cleaners on grout
  • Wipe or squeegee the shower walls
  • Open a window or run the fan to clear steam
  • Use a soft brush rather than a wire one

Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time, long before the grout does.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Why deal with it now?

Regrouting won’t help where tiles have come away. We’ll tell you before any work starts so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Scottish rain finds any gap around a frame or wall joint, and in Niddrie Mains, damp can spread through stone and plaster before anyone sees it.

Doing several joints on one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Regrouting around Niddrie Mains

Niddrie Mains is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.

Rented homes near Brunstane station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you look after a building such as Castlebrae Community High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What sealant work can’t fix

It helps to know what we cannot do too:

  • Tiles that are chipped or split
  • Waterproofing that has failed below the tiling
  • Leaks from pipes, valves or wastes (a plumber’s job)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Shower walls
  • Tiled floors
  • Kitchen splashbacks
  • Wet rooms
  • Bathroom floors
  • Bathroom wall tiles

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a shower enclosure, longer for a whole room and we leave things clean and tidy. Parking in city streets around Niddrie Mains can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

How we quote for regrouting

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach
  • The size of the job
  • The product the joint needs

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

What to tell us when you ask for a quote:

  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • How we’d reach the joints
  • Where the property is

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Questions from Niddrie Mains

Do you work for landlords with property near Brunstane station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do you take on hotel work around Niddrie Mains?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you guarantee regrouting?

You get our 12-month guarantee on every job. We’re also fully insured.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

How long does regrouting take?

It depends on the size of the job, but most jobs take a few hours for a shower enclosure, longer for a whole room. We will tell you when we quote.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

What the job involves on each surface

Wet rooms

New grout in a wet room keeps the surface sound. It can’t fix waterproofing below the tiles.

Corners and edges

Edges are resealed while we are there, so everything is renewed at once.
