About our regrouting in The Wisp

Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. We rake it out and replace it, then reseal the corners and edges. Common call-outs are for discoloured grout on otherwise sound tiles and grout that stays dark however much it’s cleaned, on shower walls, kitchen splashbacks and bathroom wall tiles.

Stone-built tenements are part of every Scottish city, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

Why it’s worth doing now in The Wisp

Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. Scottish rain finds any gap around a frame or wall joint, and in a tall building in The Wisp, damp can travel a long way before it shows.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

The Wisp: your questions answered

Can a failed shower seal in a tenement flat in The Wisp leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

I let a flat near Newcraighall station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you come to The Wisp?

Yes. We work in The Wisp, as part of our work across South East England, London and Scotland. For a quote, send an email to info@mrmastic.co.uk.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.

Regrouting in The Wisp: local notes

The Wisp is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Robin Chapel, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Castlebrae Community High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Newcraighall station? Then stained grout drags a rental down, and regrouting between lets puts that right.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too in The Wisp and across Edinburgh. Several sites can go on one quote, and we are fully insured for the work.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Give the walls a quick rinse after use
  • Run the extractor fan during and after a shower
  • Skip wire brushes and scourers
  • Avoid neat bleach and strong acid descalers on grout

Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time, long before the grout does.

Cracked grout does not stay cracked for long. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

When it is not the sealant

Before you book, it’s worth knowing the limits:

  • Tiles that are chipped or split
  • Water coming from plumbing rather than grout
  • Loose tiles, which need refixing first

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Tiled floors
  • Wet rooms
  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls
  • Kitchen splashbacks

Different surfaces, different methods

Shower walls

Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.

Wet rooms

Both the grout and the silicone in a wet room matter. We replace the grout and reseal the edges.

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It generally takes a few hours for a shower enclosure, longer for a whole room. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in The Wisp, tell us the floor, how the door entry system works and where we can park nearby.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • Mention any parking rules near the property
  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work
