Regrouting near Little France

Regrouting for homes and businesses in Little France

Before work begins, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. If you are dealing with a grout colour that no longer suits the room and grout stained black or orange that won’t clean, we can put it right, whatever the surface.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

When it is not the sealant

Sealant is not the answer to every problem, and we’ll tell you before any work starts. It will not solve:

  • Tiles that are chipped or split
  • Failed tanking or waterproofing under the tiles
  • Water coming from plumbing rather than grout

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors
  • Shower walls
  • Kitchen splashbacks
  • Bathroom floors

What we do, step by step

On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, or longer for a fully tiled room. For a tenement in Little France, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints

Little France questions

Could a leaking bath seal in my Little France flat reach the neighbours below?

Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Do you work for landlords with property near Shawfair station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Could my grout be a different colour after regrouting?

Yes. Many customers do. A darker grout hides marks better, while lighter grout brightens a room.

Can I add another job to the visit?

Yes. Just list everything you need and we’ll quote it together.

How much does regrouting cost in Little France?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

What if some of my tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Regrouting alone is not the answer and we’ll say so before going ahead.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Do you cover Little France?

Yes, we do. Our applicators work in Little France.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Rinse the tiles after showering
  • Clean with a soft brush, not anything metal
  • Get any tile that moves checked promptly
  • Stick to mild products for cleaning grout

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.

Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough so early action pays.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Leave it or put it right?

Regrouting keeps the tiles you already have. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Little France, damp can travel a long way before it shows.

Common problems we fix in Little France

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down with repeated use, leaving the joints sunken and rough.

The problems people generally mention when they call include:

  • Grout that’s cracking and breaking up
  • Good tiles let down by tired grout
  • Greasy, stained grout behind the hob
  • Shower grout that has worn away

Letting a property close to Shawfair station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What your quote should include

  • When the joint can take water or movement
  • Who turns up on the day
  • The length of the guarantee
  • How the joint is cleaned and prepared

Regrouting in Little France: local notes

Little France is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For site and facilities teams at buildings such as Liberton High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Robin Chapel, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
