Different surfaces, different methods
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant.
Render joints
The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.
External mastic for homes and businesses in Little France
Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we will confirm what access is needed. We’re often asked to deal with rigid filler in a joint that should flex and leaking joints around cladding and façade panels, on copings & trims, façade panels and render & cladding joints.
Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. In Little France, those joints dry out over time and let water in behind the render or cladding.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Why deal with it now?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Little France, damp can travel a long way before it shows.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
What you get with us

- Anti-fungal silicone where joints get wet
- Old sealant always removed completely
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
FAQs for Little France
Who arranges sealant work on the shared parts of a tenement in Little France?
Shared parts of a tenement, such as the roof and outside walls, are generally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.
Do you work for landlords with property near Shawfair station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.
How long should I leave it?
It depends on the product. Before we leave, we’ll tell you the cure time.
Can you match the colour of my brickwork?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so it does not stand out.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
How long does the job take?
It depends on the size of the job, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We will tell you when we quote.
For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
If you manage several properties in or around Little France, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.
External mastic in Little France: local notes
Little France is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. For listed homes and conservation areas, check with the council before changing how windows or walls look.
If you let a flat or house near Shawfair station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like Liberton High School? Then its movement joints, gutters and trims need looking after like any other building’s. If you live in an older home near Robin Chapel, older walls, gutters and the joints where extensions meet them need a flexible sealant.

How it works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of joints, longer for a whole elevation, and the area is left clean. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Little France, tell us the floor, how the door entry system works and where we can park nearby.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
