How we handle external mastic in Craigour
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it. If you have movement joints with cracked, split or missing sealant and leaking joints around cladding and façade panels, we can help, on render & cladding joints, brickwork movement joints and copings & trims alike.
On a four-storey tenement, gutter joints are a long way from the street, so a leaking joint can run down the stone for months before anyone notices. In Craigour, access needs planning, and work on shared parts may need the other owners’ agreement.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Common questions in Craigour
Do you work for landlords with property near Shawfair station?
Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
How do repairs to the shared parts of a tenement in Craigour get organised?
The owners of the flats generally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Your title deeds will say who owns the windows.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Can you match the colour of my brickwork?
We choose a sealant colour to suit the brick, stone or render so the joint blends in. There’s a wide choice of exterior colours.
Can you seal joints between two different materials?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
External mastic in Craigour: local notes
Craigour is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look.
If you live in an older home near Liberton Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. If you let a flat or house near Shawfair station, split movement joints are easy to miss on a rental until damp shows inside.

When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Damp that isn’t coming from the joint
- Render that’s blown, hollow or coming away
- Cracks in the bricks or render themselves, away from the joints
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

How the job changes by surface
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so its sealant has to stay flexible.
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.
Looking after it afterwards
So the new joints stay in good condition:
- Check external joints each spring
- Clear growth from the base of walls and joints
- Show decorators and builders where the movement joints are
- Keep water from gutters off the wall
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

How the visit works
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for a handful of joints, longer for a whole elevation in most cases. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Craigour, it helps to know the floor, the door entry arrangements and the nearest parking.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know about earlier repairs to the joints
- Let us know about parking restrictions

Common problems we fix in Craigour
UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.
Look out for any of the following:
- Moss and dirt in joints with no sealant left
- Brick movement joints where the sealant has split
- Old sealant gone brittle and cracked
- Damp patches traced to an open external joint
Schools such as Liberton High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.
