Our applicators work in Craigour on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

  • A joint torn by a bath that flexes
  • Lumpy, uneven sealant from a DIY attempt
  • Damp behind the bath or under the tray

Bathroom resealing for Craigour homes and businesses

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Water getting in through the grout rather than the sealant
  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Baths
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures

How we handle bathroom resealing in Craigour

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Craigour. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We’re often asked to deal with two layers of silicone, both failing and gaps between the worktop and the wall, across sinks & splashbacks, wet rooms and baths.

In Scotland’s cities, including the area around Craigour, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, which is hard on sealant and grout.

Every job comes with our one-year guarantee.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep scourers and sharp tools away from the bead
  • Keep an eye on the corners, where splits start
  • Squeegee the walls and tray after use
  • Clean with a mild bathroom cleaner and a soft cloth

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

The process

The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go. Inside a flat in Craigour, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
  • Mention if the joints have been sealed before

Common questions in Craigour

I let a flat near Shawfair station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Can a failed shower seal in a tenement flat in Craigour leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Is the work guaranteed?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

How much does bathroom resealing cost in Craigour?

Size, access and the old material all affect the cost. Call for a quick quote.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Where do you work from?

We work from Crawley. Our applicators cover Craigour, along with the rest of our area.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Do you need bathroom resealing in Craigour?

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

These are the problems we’re asked about most:

  • Lumpy, uneven sealant from a DIY attempt
  • Cracked, shrunken or lifting silicone
  • Water getting behind the bath panel
  • Splits where the tray meets the wall

In the older streets around Liberton Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What the job involves on each surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Why act early in Craigour

Dealing with sealant early is a short job: it takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too. For landlords in Craigour, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

What you get with us

  • Colour picked to suit the job
  • Quality sealants from Arbo and Everbuild
  • Tidy, careful work
  • Approved under the ARBOMaster scheme

What affects the cost of bathroom resealing

Call for a quick quote. The main things that affect it are:

  • The type of sealant required
  • Any mould that needs treating
  • How many areas need sealing
  • The old material and how stubborn it is

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

When you contact us, it’s useful to know:

  • Where the property is
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, send an email to info@mrmastic.co.uk.

What bathroom resealing looks like in Craigour

Craigour is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.

If you let a flat or house near Shawfair station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Liberton High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
