Fire rated sealant in Craigour, done properly
We can work through a building room by room or floor by floor, with each location and product recorded. It gives you a list to keep with the building’s fire safety documents. We work on linear gaps, service penetrations and flats & HMOs, and the jobs we see most are joints picked up in a fire-stopping survey and open holes round services passing through fire walls.
Scotland has its own building regulations, with their own technical handbooks. In Craigour, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.
Whatever the size of the job, you get the same 12-month guarantee.

Do you need fire rated sealant in Craigour?
Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.
Look out for any of the following:
- Gaps around pipes and cables through fire-resisting walls
- Holes left by a change of layout
- Damaged fire sealant left by other trades
- Open gaps behind door architraves
Managing a site like Liberton High School? Then fire-stopping around service openings should be restored whenever new services go in.
What your quote should include
- How long the guarantee is
- What happens if they find a problem under the old sealant
- Whether you can choose the colour
- Whether VAT is included
Surface by surface
Door frames
We deal with the gap around the frame, not the door. Doors, seals and closers are for a door specialist, and we will say if we spot a problem with them.
Linear gaps
Linear gaps run along the head of walls, at floor edges and between panels. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Craigour: your questions answered
Can you do fire rated sealant in Craigour?
Yes. We work across all of Scotland, and Craigour is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints.
Do you work in flats, HMOs and commercial buildings?
Yes. Occupied flats, HMOs, offices and schools are all fine and we plan access around the people using them. Early starts or out-of-hours work can be arranged where it’s needed.

When something else is needed
Before booking, it’s worth knowing the limits:
- Fire risk assessments, which need a qualified assessor
- Sign-off of the building, which sits with building control or your assessor
- Openings too large for sealant, which need batts, boards or another system
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Aftercare tips
After the cure time, these simple habits help:
- Tell trades working in the building that fire seals must be put back
- Include hidden areas like risers in routine checks
- Keep photos of seals that will be hidden
- Check whether a sealant can be painted before decorating over it
File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.
If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded so you can show it was dealt with.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What happens on the day
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on how many gaps there are for a typical job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Craigour, it helps to know the floor, the door entry arrangements and the nearest parking.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Before we arrive
- Clear items away from the joints we’re working on
- For indoor joints, keep the area dry beforehand if you can
- Tell us if parking is tricky

Advice
Commercial buildings in Craigour
If you run a hotel, guest house or holiday let in a coastal place like Craigour, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.
Community buildings like Liberton Parish Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking. For landlords with property near Shawfair station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
