Glazing silicone in Craigour
Across Craigour, we reseal glazing joints in homes, offices and hotels. Conservatories, rooflights, glass panels and shower screens are all part of the job. If you’re dealing with split or lifting silicone on glass and leaks from the base of a shower screen, we can help.
Craigour is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Natural stone around older windows needs a sealant that won’t mark or attack it, so acetoxy silicones, which can attack some stone, are best avoided.
You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Places near Craigour
Also in Craigour
For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for most jobs, and the area is left clean. For a tenement in Craigour, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- We find where water is getting in and check whether it’s a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- The finished joints are checked and, where it’s safe, tested with water.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit

Aftercare tips
To keep the joints looking good and working properly:
- Avoid strong solvents on or near the sealant
- Keep scrapers and blades away from the silicone
- Act on drips or damp patches early
- Ventilate the conservatory to cut condensation
Check the joints once a year. Catching a split early keeps the repair small, before water gets in.
Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part and we will find out which.
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Failed flashing around a conservatory
- Rotten or badly damaged frames
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Craigour homes and the weather
Craigour is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. With historic houses such as Melville Castle (about 2.1 miles south-east) nearby, there’s older building stock in the area around Craigour as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
In the older streets around Liberton Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Shawfair station? Then leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. If you look after a building such as Liberton High School, the mastic around its windows and doors needs looking after like any other building’s.

Surface by surface
Shower screens
Silicone holds the water in on frameless screens. We renew it without marking the glass.
Glass balustrade bases
The base of a glass balustrade is usually sealed. Failed sealant there lets water collect.
What happens if it’s left?
Replacing a conservatory roof is major work. If the leak is a failed sealant joint, resealing is far simpler. If it’s the roof itself, we’ll tell you. Private landlords in Craigour must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Craigour questions
I let a flat near Shawfair station. Can you help?
Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Who arranges sealant work on the shared parts of a tenement in Craigour?
Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.
How long does the job take?
That depends on how much there is to do, but as a guide it takes a few hours for most jobs. We’ll give you a better idea when we quote.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Do you guarantee glazing sealant work?
Our 12-month guarantee applies on all our work.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you come to Craigour?
We do. Craigour is part of the area we cover, and the service is the same as everywhere else.
Is balustrade sealant something you do?
Yes. The sealant joint at the base can be renewed. We do not install or replace the glass.
