New build mastic in Little France

About our new build mastic in Little France

Snagging sealant properly means taking the failed bead out completely. New silicone will not bond to old silicone, so it all comes out before we clean, dry and reseal. Typical jobs include cracks appearing as a new home settles and messy sealant that spoils new finishes, across bathrooms & en suites, skirting & floors and plot handovers.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. Those joints, and plot mastic for developers, are part of the work we cover in Little France.

Every job is covered by a 12-month guarantee.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Do you need new build mastic in Little France?

Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly, and the problem shows up after you move in.

Signs it’s time to call us include:

  • Kitchen sealant that has pulled off the wall
  • Gaps opening as the house dries out and settles
  • Smeared, uneven beads picked up at snagging
  • Internal frame sealant that has split

If you’ve bought a new home near Shawfair station, the sealant around baths, showers and frames is worth checking in the first year or two.

What your quote should include

  • What the quote includes, VAT included or not
  • What happens if the job turns out different
  • Which sealant they’ll use, and why
  • What guarantee comes with the work

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Aftercare tips

So the new joints stay in good condition:

  • Open a window or run the fan after bathing
  • Keep water off fresh sealant until it has cured
  • Look at the sealant regularly in the first couple of years
  • Act quickly if a seal starts to leak

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

Quotes for new build mastic in Little France

We quote each job individually. These are the things that affect it:

  • The number of rooms or windows
  • The number and length of the joints
  • The old material and how stubborn it is
  • How easy the joints are to reach

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can

Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details.

What sealant work can’t fix

We will not take on work that won’t last, so these are the limits:

  • Plumbing faults behind the sealant
  • A tray or bath that isn’t properly supported, until it’s fixed
  • Disputes or warranty claims with your builder

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

How it works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for most snagging lists, longer for a run of plots. Parking in city streets around Little France can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. First we work through your snagging list or plot schedule with you.
  2. We cut out every bit of the failed or messy sealant.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Each area is checked and left with its cure time.

Preparing for the visit

  • Mention any tricky access
  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property
