Window Mastic in Little France
Mastic around window and door frames, sills and patio doors for Little France, backed by a one-year guarantee. Call for a quick quote.
- Leaking joints at the ends of sills
- A bead that doesn’t match the frame
- Gaps between the frame and the inside reveal
Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Use gentle cleaners on frames and sealant
- Avoid harsh chemicals near the mastic
- Clear any debris from frame drain holes
- Don’t aim a pressure washer at the joints
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
About our window mastic in Little France
From a single sill to a whole house of windows, the work is priced before anything is done. Just email us at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. If you have cracked internal joints between frame and plaster and whistling draughts around closed windows, we can help, on composite doors, aluminium frames and timber windows & doors alike.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. In Little France, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the cost of window mastic
The quote reflects the job in front of us. We look at:
- The product the joint needs
- How easy the joints are to reach
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- A few photos by email, if you can
We quote each job on its own. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.
Little France questions
Do you work for landlords with property near Shawfair station?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Does the coastal weather in Little France affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
How do I get a quote for window mastic in Little France?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you get sealant to suit coloured frames?
Yes. We can use white, brown, anthracite grey, black or clear.
Can you do upstairs windows?
Generally, yes. We plan safe access before the job.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Window mastic in Little France: local notes
Little France is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. Windows usually belong to the flat, but the title deeds have the final say.
Schools such as Liberton High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Shawfair station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

What happens on the day
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes most of a day for a typical house, less for a few frames, including the tidy-up. Parking in city streets around Little France can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
How to prepare
- Keep children and pets away from the work area
- Clear items away from the joints we are working on
- Where the joints are inside, avoid wetting them before we arrive

What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A frame that has rotted at the joint
- A sash or casement that won’t close properly
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Signs you need window mastic in Little France
Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.
Most people get in touch when they notice something like this:
- Mastic that’s falling out in pieces
- White mastic on grey or black frames
- Gaps where the sill meets the wall
- Whistling draughts around closed windows
In the older streets around Robin Chapel, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What your quote should include
- What the cure time is
- Are they insured?
- What happens if the job turns out different
- Who turns up on the day
