How we handle window mastic in Moredun
Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We are often asked to deal with cold air getting in at the frame edge and mastic that has split away from the wall, on window sills, aluminium frames and uPVC windows.
Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Moredun, and in a tenement the outside of the building may be a shared repair.
We stand behind the work with a 12-month guarantee.

For landlords and businesses
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Moredun: your questions answered
I let a flat near Shawfair station. Can you help?
Yes. We work for letting agents and landlords as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is window mastic in a coastal place like Moredun any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can I paint over the new sealant?
Not generally, if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.
Do you work on first-floor windows?
Yes, in most cases. We plan safe access before the job, so mention the height and anything in the way.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Can you seal over the old sealant?
No. We remove every bit of old sealant first.
Can you get sealant to suit coloured frames?
Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Walk round the house once a year and look at the joints
- Keep drainage slots and sill grooves clear
- Avoid harsh chemicals near the mastic
- Keep paint off silicone joints
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
How it works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a morning for a couple of windows and a door, including the tidy-up. Inside a flat in Moredun, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work
- Let us know about parking restrictions
Ask for a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Windows and doors in Moredun
Moredun is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Homes close to Liberton Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Liberton High School, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Shawfair station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Different surfaces, different methods
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
Patio & French doors
Heavy door frames can move more than windows. A flexible sealant copes with that, where a rigid one would crack.
