Joints and finishes in Little France homes
Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
For buildings such as Robin Chapel, floor and skirting joints in halls and kitchens wear like any others. Schools such as Liberton High School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Common questions in Little France
Is floor joint sealing in Little France guaranteed?
All our work, in Little France and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Do you cover Little France for floor joint sealing?
Yes, Little France is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.
How long does floor joint sealing take?
That depends on the amount of work, but as a guide it takes a few hours for most rooms, longer for large commercial floors. We will give you a better idea when we quote.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
How long before the joint can take traffic?
It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish so there’s no guesswork.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What the job involves on each surface
Wet room and bathroom floors
Floor joints in bathrooms take water every day. We seal them with anti-fungal sanitary silicone to keep water out of the edges.
Commercial floors
Washroom and kitchen floors in commercial buildings need sound edge joints. We reseal them with a sealant suited to wet areas.

When to call us in Little France
Floors and walls move a little with the seasons. Heating dries timber and opens gaps along the skirting.
The problems people usually mention when they call are:
- Chipped and open joints in warehouse floors
- Gaps at thresholds between rooms
- Gaps opening between the floor and skirting
- Failed seals where bathroom floors meet baths and panels
Rented homes near Shawfair station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.
What to look for in a quote
- What guarantee comes with the work
- Which sealant they’ll use, and why
- Whether all the old sealant comes out first
- How the surfaces are prepared before sealing
What happens if it’s left?
Dirt builds up in open joints. Sealed joints are easier to keep clean. Scottish rain finds any gap around a frame or wall joint, and in Little France, damp can spread through stone and plaster before anyone sees it.
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

The process
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a morning or an afternoon for most homes for a typical job. Inside a flat in Little France, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- The sealant goes in, chosen for the floor and coloured to suit it.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Before we arrive
- Clear items away from the joints we’re working on
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky

How to look after the new joints
After the cure time, these simple habits help:
- Keep caulk for dry, still joints only
- Cone off fresh joints until they’re ready
- Lift furniture rather than dragging it across joints
- Keep floor cleaning water to a minimum at the edges
Follow the cure time before walking on or cleaning the joint. Light foot traffic is usually fine sooner than wet cleaning or wheels.
Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.
