Inch: your questions answered
Do you work for landlords with property near Edinburgh Waverley station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Do you work in hotels near Inch?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Where are you based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Is it possible to regrout only the shower area?
Yes, we often do. Shower grout tends to go before the rest, so it’s often the only area that needs doing.
Can you do several jobs on one visit?
Yes. Just list everything you need.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
How soon can the shower be used after regrouting?
The wait depends on the materials and how warm the room is. We will give you a time to follow at the end of the visit.
Regrouting in Inch
Before work begins, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. Typical jobs include grout that stays dark however much it’s cleaned and grout in a colour the owner wants to change, on wet rooms, bathroom floors and shower walls.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

Regrouting in Inch: local notes
Inch is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Homes close to Liberton Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Edinburgh Waverley station, stained grout drags a rental down, and regrouting between lets puts that right. Schools such as Liberton High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Inch is about 2 miles south-east of Edinburgh, in Edinburgh. Homes, rented property, offices and hotels in Inch is covered for regrouting. Every job comes with our one-year guarantee. Our area takes in 175 places across Edinburgh, large and small.

The countryside around Inch includes The New Leaf Co-op and Duddingston Loch.
Why act early in Inch
With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. In a tenement flat in Inch, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

How the visit works
At the end, we look at the finished work together and explain the cure time. The visit itself usually takes anything from a few hours to a full day, depending on the area, depending on the size of the job. In a city area like Inch, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
Getting ready for the visit
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive

Quotes for regrouting in Inch
The price is agreed before any work begins. It’s based on:
- When we can work, for business premises
- Which sealant suits the joint
- Whether there’s mould to deal with
- How easy the joints are to reach
What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Roughly how big the job is
- Any previous sealing or DIY work
- Whether it’s a home or a business
- The address or postcode of the job
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Looking after it afterwards
So the new joints stay in good condition:
- Wipe or squeegee the shower walls
- Don’t ignore a tile that feels loose
- Rinse the tiles after showering
- Keep the fan on after showering
Keep an eye on the silicone in the corners. Corners flex, so it’s normally the first thing to need attention, long before the grout does.
Fixing grout early is a small job. Left for a few years, they can become a leak, so get it looked at when you notice it.
When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- A leaking shower valve or waste
- A floor or wall that keeps moving
- A leaking wet room membrane
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
