Regrouting in Cameron Toll

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks or back again. Tell us what you have in mind when you ask for a quote. We are often asked to deal with floor grout that has worn and darkened and grout stained black or orange that won’t clean, across bathroom floors, kitchen splashbacks and wet rooms.

Cameron Toll is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

All our work comes with our one-year guarantee.

When to call us in Cameron Toll

Grout used in corners or along the bath cracks as the bath or tray moves. Those joints should be silicone, and when they are not, water gets in.

If you can see any of these, it’s time to have the joints looked at:

  • Grout stained black or orange that will not clean
  • Grout in a colour the owner wants to change
  • Dirty, worn grout on a tiled floor
  • Grout washed out of a shower

Homes close to Craigmillar Park Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

  • How the colour is chosen
  • What the quote includes, VAT included or not
  • How the joint is cleaned and prepared

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Don’t ignore a tile that feels loose
  • Keep an eye on the silicone along the edges
  • Wipe water off the walls when you’re done
  • Rinse soap off the tiles after each shower

Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and let the room air.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

Regrouting around Cameron Toll

Cameron Toll is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like St Margaret's School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Edinburgh Waverley station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Cracked or broken tiles
  • A floor or wall that keeps moving
  • Leaks from pipes, valves or wastes (a plumber’s job)

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Kitchen splashbacks
  • Bathroom wall tiles
  • Shower walls
  • Tiled floors
  • Wet rooms
  • Bathroom floors

What affects the cost of regrouting

The quote reflects the job in front of us. We take into account:

  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height
  • Mould in or behind the old joints
  • The type of sealant required

Doing several joints on one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.

Helping us quote

What to tell us when you ask for a quote:

  • If someone has resealed it before
  • The type of property
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

Need a quote? Please email us at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

How it works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take anything from a few hours to a full day, depending on the area. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Cameron Toll, tell us the floor, how the door entry system works and where we can park nearby.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit

How to get a quote

We quote each job on its own, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.

Advice

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Cameron Toll questions

Do you work for landlords with property near Edinburgh Waverley station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can a failed shower seal in a tenement flat in Cameron Toll leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

How long will you be here?

It depends on the size of the job, but most jobs take a few hours, or longer for a fully tiled room. We will tell you when we quote.

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Will the sealant be renewed as well as the grout?

In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.

What does regrouting cost?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

What goes in the corners, grout or silicone?

Silicone. Grout belongs between the tiles, while corners and edges need a joint that can move.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote.
