We take care not to mark the stone while raking out the old mastic.
Brick reveals
Sand mastic is also used where timber frames meet brick. It gives a traditional finish.
Sand mastic for homes and businesses in Inch
On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. If you have wind and rain getting in round a sash window and cement or filler used on old window joints that has cracked, we can put it right, on period & listed homes, timber door frames and brick reveals alike.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, and plenty still have them. Whether you are in a tenement flat or a house in Inch, the joint between frame and wall is what keeps the weather out.
Every job is covered by a one-year guarantee, wherever you are in Edinburgh.

Inch: your questions answered
Do you work for landlords with property near Edinburgh Waverley station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
How is work on the outside of a tenement in Inch usually arranged?
The owners of the flats generally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.
Should I use sand mastic or silicone?
It depends on the window. On many period windows, sand mastic looks right and suits the building, while modern frames normally get a flexible sealant.
How long does sand mastic take to harden?
It skins over fairly quickly but takes longer to harden fully. We’ll tell you what to expect for your job.
Are you insured?
Yes. Full insurance covers our work.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
What is sand mastic?
It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and finished to sit neatly against the masonry.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What affects the quote in Inch
Every job gets its own quote. This is what makes a difference:
- The product the joint needs
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
- Mould in or behind the old joints
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
What to tell us for a quote
To make quoting easier, let us know:
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
For sand mastic in Inch, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Make sure water runs off the sill
- Renew mastic before redecorating the windows
- Keep modern sealant off the mastic
- Ask a joiner to look at soft timber first
When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Sashes that need overhauling
- Decayed frames that need repair
- Masonry that needs repairing
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

How it works
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a single window, longer for several. For a tenement in Inch, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
Before we arrive
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children
- Tell us about any previous sealing or DIY attempts

Sand mastic in Inch: local notes
Inch is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. Windows normally belong to the flat, but the title deeds have the final say.
If you live in an older home near Liberton Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Liberton High School, its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Edinburgh Waverley station, older sash windows in a rental need their mastic kept sound to keep the weather out.
