Remedial sealant in The Wisp, done properly

Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we’ll tell you rather than reseal something that will not fix it. We work on shrunken worktop sealant, mouldy bath & shower sealant and leaking tray & enclosure joints, and common reasons people get in touch are over-sealed joints coming away and decorators’ caulk around a bath or shower.

In Scotland’s cities, including the area around The Wisp, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

Whatever the size of the job, it’s backed by our one-year guarantee.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Do not wait for a small gap to become a leak
  • Get the cause of a repeat leak found before resealing
  • Run the fan after every shower
  • Have loose fittings fixed before resealing

Watch the joint over the first few weeks, especially if movement was the problem. If anything changes, just drop us a line at info@mrmastic.co.uk.

Mould trapped under over-sealed joints spreads unseen. By the time it shows through, the joint is well past saving.

What happens if it’s left?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing generally puts it right. Where something else has failed, you will hear it from us. In a tenement flat in The Wisp, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Your questions about remedial sealant in The Wisp

Is The Wisp in your area for remedial sealant?

Yes, The Wisp is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

I let a flat near Newcraighall station. Can you help?

Yes. We work for landlords and agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What happens if the problem is the tray or the plumbing?

In that case, we tell you what we have found. You may need a plumber or bathroom fitter before any new sealant goes on.

Can you remove sealant that’s been put over old sealant?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The Wisp homes and their sealant

The Wisp is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Rented homes near Newcraighall station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. If you look after a building such as Castlebrae Community High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we cannot put right

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Cracks in the fitting rather than the joint
  • Movement from fittings that are not supported
  • Tiles that have come away from the wall

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Expansion joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints

What happens on the day

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. The work generally takes a few hours, depending on how many layers have to come out. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In The Wisp, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before

What we are called out for in The Wisp

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant peeling off a dusty or damp surface
  • Decorators’ caulk around a bath or shower
  • Thick, messy sealant smeared over tiles
  • Over-sealed joints coming away

For an older house near a landmark such as Robin Chapel, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
