Fire rated sealant for homes and businesses in The Wisp
Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment. If you share the list, we can quote for the gaps that need fire-rated sealant. Typical jobs include unsealed gaps where pipes and cables go through a wall and fire seals that have cracked with movement, across plasterboard & masonry, service penetrations and linear gaps.
In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. For a building in The Wisp, the job might be washroom resealing or fire-rated sealant around service openings.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

What we cannot put right
Before booking, it’s worth knowing the limits:
- Issuing a fire rating or certificate for a building
- Fire risk assessments, which need a qualified assessor
- Large holes that need a different fire-stopping system
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep pictures of seals that will be hidden
- Do not paint over fire sealant until it has cured
- Flag any open gap you spot round a pipe or cable
- Store the list of sealed gaps with your building paperwork
Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.
An open gap isn’t only a fire issue: noise, draughts and even pests can come through too. Sealing them early helps on every front.
Common problems we fix in The Wisp
If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it is not installed as tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.
These are the problems we’re asked about most:
- Gaps left after a refit or conversion
- Linear gaps at the head of walls
- Open gaps behind door architraves
- Gaps around pipes and cables through fire-resisting walls
Community buildings like Robin Chapel are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Surface by surface
Linear gaps
Head-of-wall gaps are often hidden above suspended ceilings. We seal them along their full length leaving no stretch unsealed.
Flats and HMOs
In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We seal the gaps your assessor has identified.
What affects the cost of fire rated sealant
Every job gets its own quote. This is what makes a difference:
- How much there is to do
- Working hours on commercial sites
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
What to tell us when you ask for a quote:
- Whether it has been sealed before
- Where the property is
- Roughly how big the job is
- A few pictures by email, if you can

The Wisp questions
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
I let a flat near Newcraighall station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Can you give us a record of the work?
Yes. We note each location and the product that went in, so you have it on file.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints.
How long will you be here?
It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We’ll give you a better idea when we quote.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The process
We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a handful of gaps, and longer for a whole building. In a city area like The Wisp, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your records.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work
