Fire Rated Sealant in Greendykes
We cover Greendykes for intumescent and fire-rated sealant around gaps, frames and service penetrations. Old material cut out, joints cleaned and sealed neatly.
- Holes left by a change of layout
- Open holes round services passing through fire walls
- Unsealed gaps around fire door frames
Why act early in Greendykes
Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job that does not depend on other work. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Greendykes, damp can travel a long way before it shows.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Fire rated sealant in Greendykes
We can work through a building room by room or floor by floor. It gives you a list to keep with the building’s fire safety documents. We work on door frames, service penetrations and pipe & cable gaps, and the jobs we see most are cracked or shrunken fire-rated sealant and new service routes left unsealed after building work.
In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so jobs in Greendykes can be programmed room by room, with out-of-hours working possible to arrange.

When to call us in Greendykes
Gaps around door frames are easily missed. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.
Signs it’s time to call us include:
- Damaged fire sealant left by other trades
- Standard silicone or caulk in a fire-stopping gap
- Door frames with gaps between frame and wall
- Gaps around pipes and cables through fire-resisting walls
Community buildings like Robin Chapel are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Questions from Greendykes
How do Scotland’s building regulations apply to fire-rated sealant in Greendykes?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Do you take on hotel work around Greendykes?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Can you tell me which gaps need fire stopping?
No. Your fire risk assessor, designer or building control decides that. We apply fire-rated sealant to the requirements they set.
Can you fill the gap behind a fire door frame?
Yes. Gaps behind architraves are a common job for us. Doors, seals and closers need a door specialist.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
How long does the job take?
Most jobs take a few hours for a handful of gaps, and longer for a whole building, including preparation and clearing up. We’ll confirm how long when we quote.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the amount of work. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Greendykes, tell us the floor, how the door entry system works and where we can park nearby.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Old or unsuitable sealant is cut out and the gap cleaned.
- We put in whatever backing or fill the product detail specifies.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- We record the locations and products used for your records.
How to prepare
- Mention any sign-in or site rules at work premises
- Let us know about earlier repairs to the joints
- Let us know if you’ve seen damp or leaks

When it is not the sealant
A few problems are outside what sealant work can do:
- Deciding what fire stopping a building needs
- Doors that are not fire doors in the first place
- Openings too large for sealant, which need batts, boards or another system
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
What we seal
- Service penetrations
- Flats & HMOs
- Door frames
- Plasterboard & masonry
- Linear gaps
- Pipe & cable gaps
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
