The process

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for most snagging lists, longer for a run of plots. Parking in city streets around The Wisp can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

Why act early in The Wisp

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Wind-driven rain gets into any failed joint on the outside of a city building, and in The Wisp, damp can spread through stone and plaster before anyone sees it.

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

Why The Wisp clients choose us

  • Rated 4.9 stars on Google
  • Quality sealants from Arbo and Everbuild
  • Approved under the ARBOMaster scheme

What the job involves on each surface

Plot handovers

Taking time over preparation reduces return visits. We clean out building dust before sealing and prime where the product needs it.

Bathrooms and en suites

En suite showers are a common source of leaks into the room below. Resealing properly keeps water where it belongs.

When to call us in The Wisp

If plaster or screed was still damp when it was sealed, the bond suffers. On a busy site, joints aren’t always given time to dry before the sealant goes on.

If you can see any of these, it’s time to have the joints looked at:

  • Plot mastic for developers ahead of handover
  • Joints pulling apart as timber shrinks
  • Cracked caulk along new skirting
  • Frame joints opening as the plaster dries

For new homes near Newcraighall station, it’s worth checking the sealant early, while snags are still fresh.

10 questions to ask before you book

Your questions about new build mastic in The Wisp

Can you help a landlord with a rental near Newcraighall station?

Yes, we work for landlords and agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Is new build mastic in The Wisp guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

How long before the joint can be used?

It depends on the product. Before we leave, we’ll tell you the cure time.

Do you take on second-fix sealing for builders?

Yes. We take on second-fix sealant work across new plots. We clean and prime joints properly to keep callbacks down.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Why has my new-build shower seal failed already?

A new house dries and settles for a year or two, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.

Can you work from my snagging list?

Yes. We often work straight from a snagging list. We agree the sealant items with you before we start.

How do I get a quote for new build mastic in The Wisp?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Aftercare tips

So the new joints stay in good condition:

  • Raise failed sealant with the developer while you’re covered
  • Use the extractor fan every time you shower
  • Act quickly if a seal starts to leak
  • Avoid scourers and strong chemicals on sealant

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.

Early snagging is easier snagging. Left alone, a small crack can become a leak.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What sealant work can’t fix

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Movement caused by a poorly fitted tray or bath
  • Broken tiles or a split tray
  • Structural cracks in walls or ceilings

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
