How we handle gutter sealing in The Wisp
Water dripping from a gutter joint can stain walls and soak the ground below. Often a reseal is enough if the gutter isn’t damaged. If you’re dealing with old gutter sealant that has let go and internal damp traced to a gutter joint, we can put it right, whatever the surface.
On a four-storey tenement, gutter joints are a long way from the street, and a slow drip can stain and soak the stone for a long time before it’s spotted. For a building in The Wisp, access is planned first, and shared parts may need the other owners to agree.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What affects the quote in The Wisp
You will get a clear quote before we start. It takes into account:
- Mould in or behind the old joints
- How easy the joints are to reach
- Which sealant suits the joint
- Working hours on commercial sites
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Helping us quote
To make quoting easier, please include:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- The address or postcode of the job
- The type of property
We don’t publish a price list. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.
The Wisp: your questions answered
How do repairs to the shared parts of a tenement in The Wisp get organised?
Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.
Is gutter sealing in a coastal place like The Wisp any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
How long does the job take?
Typically it takes anything from an hour or two to a few hours. Bigger jobs take longer.
Can you match the sealant colour?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.
Do you seal gaps in fascias and soffits?
Yes. We seal open joints along fascias and soffits in a matching colour.
Do you work on high-level gutters?
Low-level work is easiest. We’ll confirm the access for higher gutters before we book.
Why it’s worth doing now in The Wisp
You don’t need new fascias just because the joints have opened. A neat seal closes the gaps as long as the boards are in good condition. In a tenement flat in The Wisp, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
The cost depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

- Roof leaks, slipped tiles or failed flashing (a roofer’s job)
- Fascias that need replacing
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Walls and rooflines in The Wisp
The Wisp is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Robin Chapel, an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Newcraighall station change hands often, and leaking gutter joints on a rental are best caught before they stain the walls.
The Wisp is about 3 miles south-west of Musselburgh, in Edinburgh. Whether you’re in the middle of The Wisp or further out, gutter sealing is available for homes and businesses alike. 175 places in Edinburgh are on our list.

Nearby, we also carry out gutter sealing in Greendykes (1 mile north-west), Niddrie (1 mile north-east), Niddrie Mains (1 mile north), Little France (1 mile south-west) and Bingham (1 mile north). Further out, we also cover Edinburgh (4 miles west), Leith (4 miles north-west), Bonnington (4 miles north-west), Greenside (3 miles north-west), Broughton (3 miles north-west) and Bellevue (4 miles north-west).

What happens on the day
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job generally takes anything from an hour or two to a few hours, and we explain the cure time before we leave. Inside a flat in The Wisp, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First, we find the drip and check the gutter is not cracked or sagging.
- Old sealant and dirt are removed from the joint.
- The joint is dried, because sealant won’t bond to a wet surface.
- An exterior or gutter sealant is applied to the joint.
- We check the run and clear any debris we find while we are there.
Before we arrive
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area

Advice
Do you need gutter sealing in The Wisp?
A sealant applied to a damp or dirty joint won’t bond. Some quick repairs peel off within a season or two for this reason.
People generally contact us after spotting something like this:
- Failed sealant on a garage door frame
- Internal damp traced to a gutter joint
- Stop ends leaking at the end of a run
- Leaking gutter joints and stop ends
Schools such as Castlebrae Community High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.
Before booking anyone
