How we handle gutter sealing in Craigmillar

A leaking gutter joint marks the wall and wets the ground underneath. Often a reseal is enough if the gutter is not damaged. Common call-outs are for stop ends leaking at the end of a run and wet patches on the wall under a gutter joint, on garage door frames, uPVC fascias and soffit joints.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. In Craigmillar, work on shared parts of a tenement is usually agreed between owners, often with a factor arranging it.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Craigmillar: your questions answered

How do repairs to the shared parts of a tenement in Craigmillar get organised?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t.

Do you work for landlords with property near Brunstane station?

Yes. We work for landlords and letting agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

When is the sealant fully cured?

Cure times vary by product and the conditions. Before we leave, we will tell you the cure time.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you install new fascias or gutters?

No. Our work is sealing joints; replacing gutters and fascias needs a gutter or roofline installer.

Is sealing fascia joints something you do?

Yes. We seal open joints along fascias and soffits in a colour to suit.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes anything from an hour or two to a few hours. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Craigmillar, tell us the floor, how the door entry system works and where we can park nearby.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. We clean out each joint.
  3. The joints are dried.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. The joints are checked once sealed.

Advice

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Glance at the soffit joints now and then
  • Get leaks sealed before the wet months
  • Clean out the gutters once or twice a year
  • Rest ladders on the wall, not the gutter

Leave the new sealant to cure as we advise and avoid disturbing it.

Rain getting in round a garage door frame can damage what’s stored inside. Resealing the frame is a quick job while the frame is sound.

What the job involves on each surface

uPVC fascias

Joints between fascia boards can open over time. We seal them neatly in a suitable colour.

Garage door frames

Failed sealant around a garage door frame lets water in. We cut it out and reseal.

Outside joints around Craigmillar

Craigmillar is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you live in an older home near Robin Chapel, older walls, gutters and the joints where extensions meet them need a flexible sealant. For landlords with property near Brunstane station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • Guttering that needs replacing
  • Boards that have decayed or split
  • Problems with the roof covering

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Signs you need gutter sealing in Craigmillar

A sealant applied to a damp or dirty joint will not bond. Rushed repairs often don’t last long.

Look out for any of the following:

  • Leaking gutter joints and stop ends
  • Streaks down the brickwork from a leaking joint
  • Garage door frames letting rain in
  • Internal damp traced to a gutter joint

Schools such as Castlebrae Community High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Questions to ask before you book

  • What guarantee comes with the work
  • Whether all the old sealant comes out first
  • How the colour is chosen
  • How long to leave it before use
