New build mastic in Craigmillar

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

New build mastic in Craigmillar, done properly

We work in new homes and on new-build sites across Craigmillar. Whether it’s one en suite or a run of plots, the method is the same: cut out, clean, prime where needed and reseal neatly. We’re often asked to deal with plot mastic for developers ahead of handover and gaps behind new kitchen upstands, on plot handovers, skirting & floors and windows & doors.

Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. Those joints, and plot mastic for developers, are part of the work we cover in Craigmillar.

Every job is covered by our one-year guarantee.

Quotes for new build mastic in Craigmillar

We quote each job individually. These are the things that affect it:

  • Mould in or behind the old joints
  • The number of rooms or windows
  • When we can work, for business premises
  • How easy the joints are to reach

Combining jobs into one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • Roughly how big the job is
  • What’s wrong with the joints now

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear quote before any work starts.

Keeping the joints in good condition

Looking after new joints is easy:

  • Wipe joints with warm soapy water
  • Use the extractor fan every time you shower
  • Don’t seal over failed sealant yourself
  • Photograph failed sealant before it’s redone

Follow the cure time we give you before the area gets wet. Most silicones need around a day.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak in a busy bathroom.

What we cannot put right

We will not take on work that won’t last, so these are the limits:

  • Cracked trays, tiles or worktops
  • Deciding who is responsible under a builder’s warranty
  • Settlement cracks that need a surveyor

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Skirting & floors
  • Plot handovers
  • Show homes
  • Bathrooms & en suites
  • Kitchens
  • Windows & doors

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours in a single home, depending on the size of the job. In a city area like Craigmillar, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children

Common questions in Craigmillar

Is new build mastic in Craigmillar guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover Craigmillar for new build mastic?

Yes. Our work covers the whole of Scotland, and Craigmillar is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

My new home is still under warranty. Should I contact you?

If you’re still within the builder’s snagging or warranty period, report it to them first. If it isn’t sorted, or keeps failing, get in touch with us.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
