Remedial sealant in Bingham, done properly

If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have pictures when you drop us a line at info@mrmastic.co.uk, along with when it was last resealed. Common call-outs are for repeat leaks from the same joint and floor or wall movement joints that have failed, across mouldy bath & shower sealant, expansion joints and botched or over-sealed joints.

From stone-built tenements to new flats and suburban houses, Bingham is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

What affects the cost of remedial sealant

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • When we can work, for business premises
  • Whether the work is at height

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • How we’d reach the joints
  • Pictures of the joints, sent by email

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Bingham questions

Do you work for landlords with property near Brunstane station?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you take on hotel work around Bingham?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you cover Bingham?

Yes. We’re based in Crawley and work across South East England, London and Scotland, Bingham included.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

My shower still leaks after a reseal. Can you sort it?

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Bingham and the rest of Edinburgh.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

The process

Before we leave, we go over the finished joints with you. The work normally takes a few hours, depending on how many layers have to come out, depending on the size of the job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Bingham, tell us the floor, how the door entry system works and where we can park nearby.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Preparing for the visit

  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Report a tray that rocks or a worktop that lifts
  • Keep an eye on the ceiling below the bathroom
  • Act on a lifting corner straight away
  • Do not point over movement joints

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant cannot hold back a problem underneath.

If a joint has failed more than once, stop resealing it. Get the cause found first, otherwise the next attempt will fail too.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

If you manage several properties in or around Bingham, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

Common problems we fix in Bingham

All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. Then the only fix is removal and a new bead.

The most common problems we see are:

  • Decorators’ caulk around a bath or shower
  • Torn expansion joints
  • Sealant that came away because the surface wasn’t prepared
  • Mould trapped under a layer of silicone

If you look after a building such as Castlebrae Community High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Sealant in an older building that needs testing for asbestos first
  • A tray or worktop that needs refixing first
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints

How the job changes by surface

Windows & doors

Frames resealed over the top end up with hard, layered mastic. All of it is cut out and the frame and wall cleaned.

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal colour-matched to the worktop.
