Bathroom Resealing in Bingham
Specialist bathroom resealing for Bingham: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Two layers of silicone, both failing
- Leaks into the floor or ceiling below
- Failed sealant on the screen profile
What affects the cost of bathroom resealing
We do not publish a price list, because no two jobs are the same. What we look at:
- The product the joint needs
- Working hours on commercial sites
- The size of the job
- How much old sealant there is and how hard it is to remove
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- How we’d reach the joints
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- The rough size of the job
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Bathroom resealing in Bingham
Homes in Bingham have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. If you are dealing with damp behind the bath or under the tray and cracked, shrunken or lifting silicone, we can put it right.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.
You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Bingham homes and their sealant
Bingham is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, where a failed seal can soon reach the flat below.
Managing a site like Castlebrae Community High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

How it works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes around two hours for one bath or shower, longer for a whole bathroom. Parking in city streets around Bingham can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, usually around 24 hours.
Getting ready for the visit

- Where the joints are inside, avoid wetting them before we arrive

Your questions about bathroom resealing in Bingham
Could a leaking bath seal in my Bingham flat reach the neighbours below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Do you work in hotels near Bingham?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Is white the only colour available?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Do you come to Bingham?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes Bingham.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Move toiletries away from the joint
- Stick to a soft cloth and a mild cleaner
- Keep the fan on for a while after bathing
- Wipe the sealant dry after showering
Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
What else we do in Bingham
Different surfaces, different methods
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We cut it out and start again.
What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Tiles that have come away from the wall
- Failed grout lines across the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Wet rooms
- Kitchen worktops & upstands
- Baths
- Shower trays & enclosures
- Sinks & splashbacks
- Basins & vanity units
What we are called out for in Bingham
Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
Signs it’s time to call us include:
- Gaps between the worktop and the wall
- A joint torn by a bath that flexes
- Failed sealant on the screen profile
- Mouldy sealant that has gone black
Letting a property close to Brunstane station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What your quote should include
- Who does the work, and how experienced they are
- What happens if the job turns out different
- Are they insured?
- Whether the sealant suits the joint
