Bathroom resealing in Niddrie
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Niddrie. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Common call-outs are for smears of silicone across the tiles and failed sealant on the screen profile, across kitchen worktops & upstands, wet rooms and shower trays & enclosures.
Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Niddrie homes and their sealant
Niddrie is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
Rented homes near Brunstane station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Castlebrae Community High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the cost of bathroom resealing
The price is agreed before any work begins. It’s based on:
- How much old sealant there is and how hard it is to remove
- How much there is to do
- The type of sealant required
- Working hours on commercial sites
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- How many joints, rooms or windows are involved
- The address or postcode of the job
- Pictures of the joints, sent by email
- If someone has resealed it before
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
What we do, step by step
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Niddrie, it helps to know the floor, the door entry arrangements and the nearest parking.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- Mention any parking rules near the property
- Mention any sign-in or site rules at work premises
- Tell us about any water getting in

Landlord and commercial work in Niddrie
Letting agents and landlords in Niddrie can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
Looking after it afterwards
So the new joints stay in good condition:
- Dry worktop joints after washing up
- Stick to a soft cloth and a mild cleaner
- Dry the bead with a towel now and then
- Avoid abrasive pads on the sealant
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

What sealant work cannot fix
We will not take on work that won’t last, so here’s what sealant can’t put right:
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall
- A leaking waste, trap or valve
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Niddrie questions
I let a flat near Brunstane station. Can you help?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Could a leaking bath seal in my Niddrie flat reach the neighbours below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.
Is it OK to put new sealant on top of the old bead?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
How much does bathroom resealing cost in Niddrie?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Where is Mr Mastic based?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
Leave it or put it right?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes. If something else is wrong, we will tell you. Private landlords in Niddrie must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
