Inch: your questions answered
Can you help a landlord with a rental near Edinburgh Waverley station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Who arranges sealant work on the shared parts of a tenement in Inch?
Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Windows often belong to the individual flat, but it’s worth checking your deeds.
Can I choose the sealant colour?
We help you choose a colour that suits. The product needed can limit the range.
Do you fit new glass or sealed units?
No. A misted unit has failed inside and needs replacing by a glazier.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Why not top up the existing silicone?
Topping up is a common cause of leaks. A proper job means cutting out, cleaning and resealing.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Can you reseal the base of a glass balustrade?
Yes, where the base is finished with sealant. Photos help us see what’s there.
Glazing silicone in Inch, done properly
A frameless shower screen depends on its silicone. The joint down the wall and the one along the tray are common leak points and both get fresh anti-fungal silicone. If you are dealing with drips on the inside of a conservatory window and leaks from the base of a shower screen, we can put it right, whatever the surface.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, and plenty still have them. In Inch, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we do, step by step
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours for most jobs in most cases. For a tenement in Inch, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- We look at the glazing and agree which joints need resealing.
- Old sealant is removed from the glass and frame.
- The surfaces are cleaned with a suitable solvent.
- New glazing silicone goes in and is finished neatly.
- We inspect the work and test it where we can.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
- Clear items away from the joints we are working on

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep air moving in the conservatory
- Use a gentle glass cleaner and a soft cloth
- Act on drips or damp patches early
- Squeegee the shower screen after each use
On shower screens, wipe or squeegee after use and let the room air. That slows mould growth on the bead.
Conservatory leaks rarely stay small. Water runs along frames and down walls, so get it looked at when you first see it.
Surface by surface
Conservatory frames
Conservatory frame joints are a common source of leaks. We cut out the old sealant and reseal.
Glass-to-glass joints
Where two panes meet, the silicone joint takes all the movement. It must be clean, neat and well bonded.
How we quote for glazing silicone
Every job gets its own quote. This is what makes a difference:
- Which sealant suits the joint
- Any mould that needs treating
- Access and height
- The number of rooms or windows
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
What we need to know
There’s no need for technical detail. Just tell us:
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
- If someone has resealed it before
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
When it is not the sealant
Before you book, it’s worth knowing the limits too:
- Water coming through the roof rather than a sealant joint
- A frame that needs repairing or replacing
- A broken pane or roof panel
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Glass-to-frame joints
- Conservatory frames
- Rooflights
- Glass-to-glass joints
- Glass balustrade bases
- Shower screens
Glazing silicone in Inch: local notes
Inch is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
For landlords with property near Edinburgh Waverley station, glazing joints are worth checking at the end of a tenancy, before a small leak grows. In the older streets around Liberton Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Liberton High School, its window and door frames need their mastic kept sound, just like a home’s.
