Common questions in New Town

Does the coastal weather in New Town affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Can you reseal the base of a glass balustrade?

We can. The old sealant is removed and the joint resealed with a suitable product.

Is it possible to redo the silicone on a shower screen?

We can. We remove the old silicone carefully, and the joints are cleaned and resealed.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover New Town, along with the rest of our area.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

How we handle glazing silicone in New Town

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. If you have water tracking down the inner face of the glass and water escaping where a screen meets the wall, we can put it right, on shower screens, rooflights and glass-to-glass joints alike.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. In New Town, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods

Rooflights

Water around a rooflight is not always the sealant. We find the cause first.

Glass-to-frame joints

Old sealant is removed carefully from the glass and reseal with glazing silicone.

What affects the quote in New Town

We quote each job individually. This is what makes a difference:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Access and height
  • How many rooms, windows or areas are involved

What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • The address or postcode of the job
  • What’s wrong with the joints now
  • The rough size of the job

If you are in New Town and need glazing silicone, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Water coming through the roof rather than a sealant joint
  • Frames that have decayed or split
  • A sagging or failing conservatory roof

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Glass balustrade bases
  • Shower screens
  • Glass-to-frame joints
  • Rooflights
  • Glass-to-glass joints
  • Conservatory frames

Looking after it afterwards

So the new joints stay in good condition:

  • Keep conservatory gutters clear of leaves
  • Avoid scraping close to the bead
  • Ventilate the conservatory to cut condensation
  • Clean glass with a mild cleaner and a soft cloth

Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.

Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below before you spot it.

Windows and doors in New Town

New Town is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.

In the older streets around St Andrew's and St George's West Church, the joint between an old wall and a newer frame is normally the first place rain gets in. Managing a site like London Street Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

How it works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It normally takes a few hours, depending on how many joints need doing. In a city area like New Town, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We check the joints and, where safe, run water over them.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks

Do you need glazing silicone in New Town?

UV light ages silicone and roof joints get the most sun. Old silicone hardens, cracks and loses its grip on the glass.

Signs it’s time to call us include:

  • Leaking glazing joints on a rooflight
  • Sealant that was laid over old silicone and failed
  • Split or lifting silicone on glass
  • Black or yellowed silicone on glass joints

For landlords with property near Edinburgh Waverley station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Questions to ask before booking

  • What preparation is included
  • Which colour the sealant will be
  • Whether they seal over old material or remove it
  • Whether they’re fully insured

Our hiring checklist

What happens if it’s left?

A leaking joint won’t fix itself. Left, water can mark floors, damage plaster and rot timber so early action saves a bigger repair. Private landlords in New Town must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
