New build mastic in New Town
Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that’s reasonable, but a seal that is letting water through needs doing now. If you are dealing with gaps opening as the house dries out and settles and frame joints opening as the plaster dries, we can put it right.
New flats and houses are still being built in and around Scotland’s cities, and in new homes, sealant and floor joints are often among the first snags, in New Town as anywhere.
You get a 12-month guarantee, the same in New Town as everywhere else we work.

When it isn’t the sealant
Before booking, it’s worth knowing the limits:
- A tray or bath that isn’t properly supported, until it’s fixed
- Deciding who is responsible under a builder’s warranty
- Cracking that points to a structural problem
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Bathrooms and en suites
En suite showers are a common source of leaks into the room below. A proper reseal keeps water in the tray.
Plot handovers
Send us the schedule and any sealant specification and we’ll quote. We seal bathrooms, kitchens, frames and floors to the agreed spec.
Your questions about new build mastic in New Town
Can you do new build mastic in New Town?
Yes, New Town is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
Is new build mastic in New Town guaranteed?
All our work, in New Town and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Will you just run a new bead over the existing one?
No. The old sealant is cut out fully, then clean and prime the joint, before resealing.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you have insurance?
Yes. We’re fully insured for domestic and commercial work.
Why does sealant fail so quickly in new builds?
There are usually two causes: movement as the house dries and settles, and sealant laid onto dust without primer. Cutting it out and resealing properly fixes both.
Can I send you my snagging list?
Yes. Send us the sealant items on the list, with pictures if you can and we’ll give you a quote. We will flag anything that needs another trade.
How to look after the new joints
So the new joints stay in good condition:
- Use the extractor fan every time you shower
- Put sealant faults on your snagging list early
- Keep pictures and emails about snagging items
- Keep water off fresh sealant until it has cured
Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents.
Early snagging is easier snagging. Small faults turn into leaks if left in a busy bathroom.
What we do, step by step
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job usually takes a few hours in a single home, and we explain the cure time before we leave. For a tenement in New Town, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- We clean off dust from the build and prime the surfaces where the product needs it.
- New sealant suited to each joint is applied and tooled neatly.
- Each area is checked and left with its cure time.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit
How to get a quote

Advice
For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Letting agents and landlords in New Town can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Quotes for new build mastic in New Town
We don’t publish a price list, because jobs vary so much. The quote depends on:
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
- When we can work, for business premises
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What to tell us for a quote
To help us quote quickly, please include:
- If it’s domestic, commercial or a hotel
- A few photos by email, if you can
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.
New build mastic around New Town
New Town is within about 2 miles of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
If you’ve bought a new home near Edinburgh Waverley station, the sealant around baths, showers and frames is worth checking in the first year or two. Around New Town, as everywhere, new build mastic is only as good as the preparation behind it.
New Town is about 1 mile north of Edinburgh, in Edinburgh. We carry out new build mastic for householders, landlords and businesses in New Town and nearby, as part of our work across Edinburgh. Our Edinburgh coverage runs to 175 places, and New Town is one of them.

Around New Town
Around New Town, our work takes us to homes and buildings near Stockbridge public library, Drummond Community High School and King George V Park and the streets around them. Nearby too are St Cuthbert's Church (0.5 miles south-west) and The Standing Order pub (within half a mile south). New Town has its own railway station: Edinburgh Waverley station. Well-known places in the area include Royal Public Dispensary of Edinburgh (0.6 miles south-east) and Waverley Mall (less than half a mile south-east). Not far away are The New Leaf Co-op and Salisbury Crags.
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
