Walls and rooflines in New Town

New Town is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. With historic houses such as Whitefoord House (about 0.9 miles east) nearby, there’s older building stock in the area around New Town as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Rented homes near Edinburgh Waverley station change hands often, and leaking gutter joints on a rental are best caught before they stain the walls. In the older streets around St Andrew's and St George's West Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

New Town is about 1 mile north of Edinburgh, in Edinburgh. Anywhere in EH3, we cover gutter sealing for homes and businesses. Our area takes in 175 places across Edinburgh.

Gutter sealing for homes and businesses in New Town

Sealant only bonds to a clean, dry joint. That is why we take out the old sealant and dirt first and the joint is dried before the new sealant goes in. We are often asked to deal with trim joints where the sealant has failed and drips from gutter joints and end caps, across gutter end caps, uPVC fascias and garage door frames.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. Around New Town, as anywhere, those joints dry out and crack over time, letting water behind the face of the building.

All of our work is guaranteed for twelve months, in New Town and everywhere else we cover.

Different surfaces, different methods

Soffit joints

Gaps at soffit joints can let in draughts and insects. We close them with a suitable sealant.

Gutter joints

Joints between gutter lengths are the most common leak point. We clean, dry and reseal them.

Leave it or put it right?

Sealant won’t clear a blocked downpipe. We look at what’s really happening and point you to the right trade if needed. Private landlords in New Town must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Landlords and agents in New Town can book us as well as householders. Sealant work between tenants keeps a property looking cared for.

Do you need gutter sealing in New Town?

End caps get knocked or pushed by water. Once the seal behind them fails, they drip.

Any of these means the joints need attention:

  • Streaks down the brickwork from a leaking joint
  • Failed sealant on a garage door frame
  • Internal damp traced to a gutter joint
  • Quick sealant fixes on gutters that didn’t last

Schools such as London Street Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

What to look for in a quote

  • What insurance they hold
  • Whether they seal over old material or remove it
  • What happens if they find a problem under the old sealant
  • What the cure time is

Our hiring checklist

New Town: your questions answered

Does living near the coast affect gutter sealing in New Town?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you work for landlords with property near Edinburgh Waverley station?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

How much does gutter sealing cost in New Town?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Can you fit new guttering?

We do not replace gutters or fascias. If a gutter is broken or sagging, we will tell you.

Can I choose the sealant colour?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before work begins.

What do you need from me for a quote?

Tell us what needs doing and where. We will ask anything else we need to know.

What we can’t put right

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Boards that have decayed or split
  • Brackets that have snapped or loosened
  • Problems with the roof covering

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • uPVC fascias
  • Gutter end caps
  • Soffit joints
  • Roofline trims
  • Garage door frames

How it works

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes an hour or two for a few joints, longer for a full run. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In New Town, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at where the water is coming from and check the gutter is not broken or sagging.
  2. We clean out the joint and take out the old sealant.
  3. The area is dried so the sealant can bond.
  4. We seal the joint with a sealant made for gutters and outdoor use.
  5. We check the run and clear any debris we find while we are there.

Preparing for the visit

  • Tell us about any water getting in
  • On commercial sites, let us know about site rules
  • Tell us if parking is tricky

Advice

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
