Sand mastic near New Town

Sand mastic for homes and businesses in New Town

Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditionally, sand mastic is left unpainted, so ask us before you decorate. We work on brick reveals, stone surrounds and period & listed homes, and people most often call us about cement or filler used on old window joints that has cracked and wind and rain getting in round a sash window.

Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. For a flat in New Town, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.

There’s a 12-month guarantee on every job.

Landlords, agents and businesses in New Town

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Sashes that need overhauling
  • Crumbling stone or brickwork round the window
  • Decayed frames that need repair

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Joints and surfaces we work on

  • Timber door frames
  • Stone surrounds
  • Tenement windows

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Different surfaces, different methods

Stone surrounds

Stone openings are rarely perfectly straight, so the joint varies in width. We shape it by hand to follow the stone.

Brick reveals

We rake out the old mastic and pack deep voids before the new mastic goes in.

How it works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a single window, longer for several, including the tidy-up. Inside a flat in New Town, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises

New Town questions

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

How is work on the outside of a tenement in New Town generally arranged?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Is the work guaranteed?

Our one-year guarantee covers every job, sand mastic included.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you cover New Town?

Yes. We work in New Town, as part of our work across South East England, London and Scotland. For a quote, send an email to info@mrmastic.co.uk.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Go gently near the mastic when preparing windows
  • Make sure water runs off the sill
  • Keep modern sealant off the mastic
  • Plan mastic work ahead of painting

Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.

Sound mastic protects the frame. Failed mastic lets water reach the timber, which can lead to rot.

What affects the quote in New Town

There’s no set price list, because jobs vary so much. The quote depends on:

  • The number and length of the joints
  • The old material and how stubborn it is
  • The product the joint needs
  • Working hours on commercial sites

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand.

Windows and doors in New Town

New Town is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Edinburgh Waverley station, any sash windows need sound mastic to keep draughts and rain out. If you live in an older home near St Andrew's and St George's West Church, the joint between an old wall and a newer frame is normally the first place rain gets in. For site and facilities teams at buildings such as London Street Primary School, larger buildings have plenty of frames, and the mastic around each one ages.
