Regrouting in New Town

Regrouting for homes and businesses in New Town

Regrouting is usually paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We’re often asked to deal with stained grout that cleaning won’t shift and discoloured grout on otherwise sound tiles, across tiled floors, shower walls and wet rooms.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

All of our work is guaranteed for twelve months, in New Town and everywhere else we cover.

New Town homes and their sealant

New Town is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Managing a site like London Street Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Edinburgh Waverley station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

New Town questions

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Can a failed shower seal in a tenement flat in New Town leak into the flat below?

It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Do you cover New Town?

Yes. We work in New Town, as part of our work across South East England, London and Scotland. To book, drop us a line at info@mrmastic.co.uk.

Do you reseal at the same time?

We normally do. Fresh grout next to old, mouldy silicone would look odd and could still leak.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Do you grout the corners?

Corners get silicone, not grout. They move slightly, and grout there cracks.

How long does regrouting take?

Typically it takes a few hours, or longer for a fully tiled room. Larger jobs naturally take longer, and we will tell you how long to expect.

Do you guarantee regrouting?

You get our 12-month guarantee on every job, and we’re fully insured.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Run the extractor fan during and after a shower
  • Keep an eye on the silicone along the edges
  • Keep harsh bleach and acid cleaners off the grout
  • Rinse soap off the tiles after each shower

Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and let the room air.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

What affects the cost of regrouting

Your quote is based on your job. We look at:

  • How easy the joints are to reach
  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

Photos help, but a description is a good start. Please mention:

  • How we’d reach the joints
  • Where the property is
  • If someone has resealed it before
  • What’s wrong with the joints now

If you are in New Town and need regrouting, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Landlord and commercial work in New Town

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

We also work for property managers and facilities teams in New Town and across Edinburgh. We can quote a run of properties together, and we are fully insured.

Signs you need regrouting in New Town

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly can wash out within a few years.

Most people get in touch when they notice one of these:

  • Cracked or crumbling grout lines
  • Cracked grout along the bath or tray
  • Stained grout that cleaning will not shift
  • Good tiles let down by tired grout

For an older house near a landmark such as St Andrew's and St George's West Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What to look for in a quote

  • Is VAT in the price?
  • When the joint can take water or movement
  • What preparation is included
  • Is the old sealant removed completely?

Our hiring checklist

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Movement in a stud wall or floor
  • Damaged tiles that need replacing
  • Tiles that are loose or hollow behind

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Where we work in New Town

  • Bathroom floors
  • Tiled floors
  • Shower walls
  • Kitchen splashbacks
  • Wet rooms
  • Bathroom wall tiles

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, or longer for a fully tiled room, and the area is left clean. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in New Town, tell us the floor, how the door entry system works and where we can park nearby.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before
